Solar panels in Mallorca
Self-consumption, batteries, surplus and payback, explained in depth.

The municipality of Sant Joan is mostly countryside: fincas, old possessions (traditional Mallorcan estates) and agroturismos scattered among low hills. That is where we install solar panels connected to the grid or off-grid with batteries, and on the village houses too. We are a licensed low-voltage installation company and we do it all ourselves: calculation, installation and legalisation.

Your village
The town council itself presents Sant Joan as the village in Mallorca most devoted to farming: cereal fields, fruit trees and some market gardening among hills such as Sant Nofre. The village is small; most of the municipality is fincas, and on some of them the power line is far away or there is none at all.
When bringing the grid to the house is expensive or not possible, the finca can run on panels, batteries and an inverter that acts as the grid. It is a system calculated the other way round from a grid-connected one: not to save money, but so that the power never runs short on the shortest day of the year.
An agroturismo (rural hotel) uses most from May to October, when the panels produce most: pool, kitchen, laundry, air conditioning. Connected to the grid, self-consumption covers a good part of that daytime consumption. If it also has centralised hot water, it is worth looking at it together with the legionella rules.
In the village centre, with pitched tiled roofs, the panels go on the south-facing roof slope. Panels on a roof only need a prior notification (Balearic Planning Act 12/2017, arts. 148.4 and 153.1.e), unless the house is listed.
In numbers
With Sant Joan's coordinates, PVGIS (European Commission; query of 1 October 2026, 35° south, 14 % losses) gives 1,552 kWh a year per kWp, compared with Palma's 1,572. For a 3 kWp system that is about 4,660 kWh a year.
For an off-grid finca, the figure that matters is December's: about 98 kWh per kWp, a little over 3 kWh a day for each kWp. That figure and what the house uses in winter decide how many panels and how many kWh of battery are needed, and whether a back-up generator is worthwhile for spells of cloudy days.
On a finca connected to the grid the sums are different: it is sized for daytime consumption, and the surplus is offset on the bill (RD 244/2019, art. 14). In July, each kWp gives about 159 kWh.
Grants
On rural land: the Balearic Climate Change Act 10/2019 does not require a declaration of general interest for self-consumption on lawful buildings on rural land (art. 48.3.d). For the grants, the FACTOR 2026 rules (BOIB no. 83, 2 July 2026) require off-grid systems to prove that the site is lawful.
FACTOR 2026 covers batteries at 45 % and can be applied for until 28 February 2027; it does not cover a private individual's panels. For the panels there is FOTOPAR: the 2026 call closed on 30 April 2026 and the 2027 call opens on 26 January 2027 (until 30 April or until the funds run out; BOIB no. 171, 25 December 2025), and is applied for before work starts. Both require a home address in the Balearic Islands.
IBI and ICIO: in what we have reviewed for Sant Joan there is no rebate for panels (construction tax (ICIO): art. 8, BOIB no. 144, 25 November 2017; property tax (IBI): bylaw published on the municipal website). We'll check the current one for you before you decide.
Income tax (IRPF) deduction for self-consumption (additional provision 62 of the Income Tax Act 35/2006): 10 %, up to €500, if the system is finished and paid for in 2026. You claim the income tax (IRPF) deduction yourself in your Spanish tax return, with the invoices and certificates we give you.
We prepare the paperwork and, with your authorisation, submit the grant application and its justification; you sign the application and the grant is paid into your bank account. Whether it is awarded is up to the authorities.

How we work
Appliances, well pump, pool, how many people and in which months. On an off-grid finca we note the consumption of a winter day; on one with the grid, your bills.
We calculate with PVGIS for December, choose where the panels go (roof, porch or ground) and set up a ventilated, accessible plant room.
Electrical installation certificate, self-consumption registration if there is a grid connection and, with your authorisation, the grant application with the site documents.
Common questions
Yes. It is calculated for the month with least sun: according to PVGIS, December in Sant Joan gives about 98 kWh per kWp, a little over 3 kWh a day for each kWp installed. With that and the house's real winter consumption, the panels and batteries are sized, and a back-up generator is planned for several cloudy days in a row. On rural land, the Balearic Climate Change Act 10/2019 does not require a declaration of general interest for self-consumption on lawful buildings on rural land (art. 48.3.d).
FACTOR 2026 (BOIB no. 83, 2 July 2026) subsidises storage at 45 % and is open until 28 February 2027 or until the budget runs out. For off-grid systems the rules require proof that the site is lawful, and private individuals need a home address in the Balearic Islands. For the panels, FOTOPAR 2027 opens on 26 January 2027 and must be applied for before work starts.
There is no general figure: it depends on what the establishment uses in the daytime and in season. We look at it with your bills and your hourly curve. In your favour: an agroturismo uses most from May to October, when each kWp in Sant Joan gives between about 120 and about 159 kWh a month according to PVGIS. Pool filtration, laundry and air conditioning can be programmed for the sunny hours.
Where they are best oriented and least visible. On the roof of a lawful building, in the Balearic Islands a prior notification is enough (Balearic Planning Act 12/2017, arts. 148.4 and 153.1.e), except for listed buildings. A ground-mounted frame is a different kind of work and its procedure depends on Sant Joan's planning rules and on the protection of the land: we check with the town council before proposing it to you.
In the Sant Joan bylaws we have reviewed there is no rebate for solar energy, neither in the property tax (IBI) nor in the construction tax (ICIO) (art. 8 of the ICIO bylaw, BOIB no. 144, 25 November 2017). As tax bylaws can change every year, we check the current one for you before quoting. The income tax (IRPF) deduction of 10 % (maximum €500) does apply if you finish and pay in 2026.
