Sewage treatment plants in Cala Ratjada and Capdepera, where the sewer has not arrived

The centre of Cala Ratjada is on mains sewer, but the municipality of Capdepera has had coastal estates with no network for years, and there are many country houses between the town, Canyamel and Cala Mesquida. If yours is not connected, the wastewater is treated on the plot. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it, leave it running and prepare and sign the documents your architect or engineer asks for.

Capdepera: estates with no sewer, a lagoon and many wells

Three published facts that change the treatment plant of a house in the municipality of Capdepera.

Five coastal estates, as counted by the mayor in 2016

On 1 July 2016, Ara Balears reported that Capdepera had about 1,500 plots in five seafront estates with no sewer. Cala Provençals (190 plots) was the first to get a network, with one year to connect and remove the septic tanks; still to come were Cala Gat (180 plots), Costa de Canyamel (800), Son Moll d'Abaix (206) and Son Moll de Dalt (54). In September 2025, Última Hora reported that the sewer project for Costa de Canyamel was still at a standstill. Whether your street has a sewer today is for Capdepera town hall to say.

S'Estany de Canyamel

At the mouth of the Canyamel stream, the Water Plan's wetland catalogue lists s'Estany de Canyamel (code MAMT11, over four hectares). A house or guest accommodation with 12 population equivalents or more within 500 m needs prior authorisation from the Direcció General de Recursos Hídrics (DGRH), and in that procedure no reply means no.

The wells that supply the population

In and around the Canyamel valley, the Balearic government lists more than twenty public-supply boreholes (IDEIB viewer, Water Plan supply-boreholes layer). Each has its protection zones: inside the strictest one, the plant must also include denitrification and disinfection (art. 70.10, table 13). With the exact location of the house, we first look at where the water goes and what lies around it.

What we do

What we do in Cala Ratjada, plainly

  • The new extended-aeration treatment plant (or the holding tank, when that is the right answer): approved, CE-marked and from the EN 12566 family, as the Water Plan requires (art. 70.14). We work with every brand; as an example, the GRAF one2clean.
  • Installation, electrics and commissioning: the electrics as an authorised low-voltage installation company.
  • The documents: we prepare and sign them as the installation company, and your architect or engineer files them.
  • Digging the pit is done by your builder, and beforehand we give them in writing how it must be left according to the manufacturer. Sludge emptying is done by an authorised waste management company, as the law requires (art. 70.7.f).
  • Service visits on what we install: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean). We don't subcontract anyone.

The paperwork

Country house, estate or guest accommodation: which paper applies

For a house with the water reused in the garden, the responsible declaration to the DGRH, filed once the unit is installed (art. 70.4 of the Balearic Islands Water Plan, RD 49/2023). If the house is still being built, the prior notice goes to Recursos Hídrics first (Capdepera town hall asks for it) and, from then, two years at most (art. 70.5). In accommodation with a kitchen for guests, the grease goes through its separator first (art. 70.7.e), and above 12 population equivalents the performance check and the cleaning and sludge log are sent to the DGRH every year (art. 70.11).

On an estate that is urban land but still has no sewer, the Balearic Planning Act 12/2017 (fourth transitional provision) requires an approved collection system and a guarantee to connect once the sewer is in service. We prepare and sign the documents as the installation company, and your architect or engineer files them.

Common questions

Frequently asked questions about sewage treatment plants in Cala Ratjada

Which estates in Capdepera have no mains sewer?

In 2016 the mayor counted five on the seafront, with about 1,500 plots: Cala Provençals, which got its network that year, Cala Gat, Costa de Canyamel, Son Moll d'Abaix and Son Moll de Dalt (Ara Balears, 1 July 2016). In September 2025 the Costa de Canyamel project was still at a standstill (Última Hora, 17 September 2025). Capdepera town hall can confirm the situation of each street today; where there is no sewer, the wastewater is treated on the plot.

I have a villa in Costa de Canyamel with a septic tank. What can I do?

Replace it with a new extended-aeration treatment plant, approved to EN 12566 and CE-marked, and file the responsible declaration with the DGRH. For that paper the unit must prove a minimum performance of BOD₅ 70%, COD 75% and suspended solids 70% (art. 70.10 of the Balearic Water Plan). We work with every brand; as an example, the GRAF one2clean.

My house is near s'Estany de Canyamel. Does that change anything?

Only if it has 12 population equivalents or more (a rural hotel, a large villa): within 500 m of a catalogued wetland it needs prior authorisation from the Direcció General de Recursos Hídrics instead of the responsible declaration (Balearic Islands Water Plan, RD 49/2023, art. 70). In a home, each bed counts as 1 population equivalent (art. 70.8). Below 12, the responsible declaration is filed all the same.

Where does the treated water go on a finca in Capdepera?

The first option in the rules is to water your own plot: 25 m² of green area per population equivalent (art. 70.12), 200 m² for an 8-bed house. A drainage trench or soakaway well needs prior authorisation. And if the finca lies inside the strictest protection zone of a supply well (there are more than twenty listed boreholes around Canyamel), the unit includes denitrification and disinfection (art. 70.10, table 13).

What happens to the plant in a Cala Ratjada house that is closed in winter?

It stays switched on: the blower pumps air 24 hours a day and, if the power is cut when you lock up, the bacteria die. For houses left empty for months, on the GRAF one2clean for example a carbon dosing module (Pack +C) is added. The unit is sized for the people there in August, not the yearly average. And the service visits are the ones the regulations require or, if the manufacturer asks for more, the manufacturer's.

Do you cover Canyamel, Font de sa Cala and Cala Mesquida?

Yes: Cala Ratjada, Capdepera, Canyamel, Font de sa Cala and Cala Mesquida, and we fit the plant ourselves, with no subcontractors. We do the blower electrics as an authorised low-voltage installation company. We reply within 24-48 hours on working days, in English, Spanish or German; to quote we only need the location, the maximum number of beds, where the water will go and a few photos.
