Heat pumps in Mallorca
How a heat pump, COP and the multi-hybrid work, in detail.

We're Joaquín and Juan. In Cala Ratjada, Capdepera, Font de sa Cala and Canyamel we install air-to-water heat pumps: one unit that gives you heating, hot water and, with fan coils, cooling, and replaces the oil boiler or the butane. RITE-registered thermal installer: from survey to legalisation and grant. We don't subcontract anyone.

Your area
Capdepera has no mains gas, and many houses still run on heating oil or bottled gas. A heat pump fits well, but at this end of the island the outdoor unit has to be placed properly.
A heat pump needs air moving around it, but not a headwind that slows its fan or salt that corrodes its coil. In Cala Ratjada we look for the sheltered façade and keep the clearances set out in the manufacturer's installation manual. On the coast we also check whether it offers anti-corrosion treatment.
The village houses below the castle have thick walls and little outside space. If they are within the protected surroundings of the castle, which is a Bien de Interés Cultural, the outdoor unit counts as visible works and goes through the Heritage authorities (Balearic Heritage Act 12/1998, art. 37). We put it where it can't be seen from the street.
In a house that opens in summer, the heat pump provides the hot water and, with fan coils, the cool air; underfloor heating, if there is any, is only for heating: cooling never goes through the floor. Everything is left programmed and controllable from your phone.
In numbers
In a Capdepera house on heating oil, every litre is burnt and gone. A heat pump instead takes heat from the outside air: the Daitsu Multi-Hybrid, to give one example, declares a SCOP of 3.72 in its official 2024-25 catalogue, i.e. more than three units of heat for every unit of electricity over the year.
The thermostat matters: according to Spain's energy agency IDAE, each extra degree of heating raises consumption by about 7 %. 21 °C is comfortable, and 15-17 °C is enough in bedrooms.
Grants
FACTOR 2026 (Balearic Government): 70 % for individuals, counting at most €1,000/kWt (plus €450/kWt if a new distribution system, such as underfloor heating, goes in too) and capped at €25,000 per installation. Open until 28 February 2027 or until the budget runs out; it requires an SPF above 2.5, doesn't cover air-to-air units in homes and requires domicile in the Balearic Islands.
Capdepera's IBI rebate is for solar energy, not heat pumps. If you add panels too, see solar panels in Cala Ratjada.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
First we find the spot for the outdoor unit: sheltered from the east wind, with the clearances in its manual and, if the house sits below the castle, out of sight from the street.
Output comes from the house's heat loads, as the RITE requires. We fit the heat pump and emitters and register the system with the Industry department.
If you live in the Balearic Islands, we file FACTOR 2026 with your authorisation. Servicing: whichever is stricter of the RITE and the manufacturer's manual.

Common questions
Capdepera has no mains gas, so the comparison is usually with heating oil. The boiler delivers at best a little less than the kWh it burns; a heat pump such as the Daitsu Multi-Hybrid, for example, declares a SCOP of 3.72, about 3.7 kWh of heat per kWh of electricity. And according to IDAE, each degree lower on the thermostat saves about 7 %.
Yes, if the outdoor unit is placed properly. In Cala Ratjada we put it on the sheltered façade, with the clearances the manufacturer's manual asks for, so the wind doesn't slow its fan or load its coil with salt. Everything is sized from the heat loads of the house, as the RITE requires.
Probably yes, with authorisation. The Castell de Capdepera is a Bien de Interés Cultural (Spanish Heritage Act 16/1985, second additional provision), and the Balearic Heritage Act 12/1998 (art. 37) requires authorisation from the Island Heritage Commission for works within its protected surroundings. In Capdepera we look for a spot that can't be seen from the street and prepare the technical documents for you.
For an individual in Cala Ratjada, 70 % of the cost, counting at most €1,000/kWt (plus €450/kWt if a new distribution system goes in) and capped at €25,000 per installation (BOIB no. 83 of 2-7-2026). Open until 28 February 2027, first come first served; it requires an SPF above 2.5 and domicile in the Balearic Islands, and doesn't cover air-to-air units in homes.
No: in Mallorca, with the humidity, a cold floor gets condensation, so underfloor heating only heats. In a house in Canyamel, summer cooling comes from fan coils or ducts, run by the same heat pump. The RITE takes 23-25 °C and 45-60 % humidity as its summer comfort conditions, and the fan coil helps remove that humidity.
We do, in Cala Ratjada and throughout Capdepera. Servicing is whichever is stricter of the RITE and your unit's manufacturer's manual, plus the leak checks of Regulation (EU) 2024/573 if its gas charge requires them. Near the sea it's worth cleaning the outdoor coil more often.
Quality
We work with every brand; for example Daitsu, Daikin, Mitsubishi Electric or Panasonic, choosing the unit by its efficiency and by what its manual asks for on the coast.
