Heat pumps · Cala Millor

Heat pumps in Cala Millor,
from a villa to a whole building.

We're Joaquín and Juan. In Cala Millor, Cala Bona, Sa Coma and the villages of Son Servera and Sant Llorenç we install air-to-water heat pumps: one unit that gives you hot water, heating and, with fan coils, cool air. Here hot water matters a lot, because there are plenty of apartments and seasonal businesses. RITE-registered thermal installer; we don't subcontract anyone.

What a heat pump has to deliver on Cala Millor bay

Villas, apartment blocks and tourist businesses sit side by side on the bay. They all use hot water, but not in the same way: a house uses it now and then, a seasonal building uses it flat out for six months.

Apartments and businesses: hot water comes first

In premises open to the public, hot water is an installation with a legionella risk, and RD 487/2022 requires it to be stored above 60 °C and to reach the taps at 50 °C at least. The heat pump has to reach those temperatures with reasonable efficiency, or have back-up designed for the thermal disinfection cycles. That is decided in the design, not afterwards.

Owners' associations

Spain's Horizontal Property Act names heat pumps explicitly: its article 17.1 lets owners approve renewable installations, "including aerothermal" (heat pumps), with one third of the owners representing one third of the shares. It works for a shared hot-water system or for letting one owner put their unit on the roof.

Villas in Costa dels Pins and inland

In a house, the heat pump replaces the electric water heater, the oil boiler or the butane. Underfloor heating to warm the house if you're renovating, radiators if they're already there, and summer cooling through fan coils or ducts: underfloor heating heats, it doesn't cool.

In numbers

Where the saving comes from

A heat pump doesn't burn anything: it moves heat from the air. For example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 and a COP of up to 4.24 (official catalogue 2024-25): on average, about 3.7 kWh of heat for every kWh of electricity. An electric water heater gives 1 for 1.

For heating, Spain's energy agency IDAE calculates about 7 % less consumption for each degree you lower the thermostat; 21 °C is comfortable. And in a building with lots of showers, the biggest saving comes from sizing the tank properly so the unit works in the sunny, warmer hours.

Grants

Heat pump grants in Son Servera and Sant Llorenç

FACTOR 2026 (Balearic Government): 70 % for individuals, counting at most €1,000/kWt (plus €450/kWt if a new distribution system, such as underfloor heating, goes in too) and capped at €25,000 per installation. Open until 28 February 2027 or until the budget runs out; it requires a seasonal performance (SPF) above 2.5, doesn't cover air-to-air units in homes and requires domicile in the Balearic Islands. For a business the conditions change: we'll look at them with your case.

The IBI rebates in Son Servera and Sant Llorenç des Cardassar are for solar energy, not heat pumps. If you add panels at the same time, see our page on solar panels in Cala Millor.

If the work improves the energy efficiency of your main home, or of a home you let, and is certified, the Spanish energy-efficiency income-tax deduction may apply (works until 31 December 2026). Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Cala Millor, in 3 steps

1

Real consumption

We look at how much hot water is used, in which months and at what times, and what you have now. The output comes from the heat loads and the hot-water demand, as the RITE requires.

2

Design and installation

Heat pump, tank and emitters, and legalisation with the Industry department under the RITE. Servicing: whatever the RITE requires or, if the manufacturer asks for more, the manufacturer's.

3

The FACTOR grant

If you qualify, with your authorisation we file and justify the FACTOR 2026 application; you sign it and the grant is paid into your account.

Common questions

Frequently asked questions about heat pumps in Cala Millor

I have holiday apartments in Cala Millor: can a heat pump give the 60 °C hot water the legionella rules require?

It can, if it's designed for it. RD 487/2022 requires hot water to be stored above 60 °C and to reach the outlets at 50 °C at least in risk installations such as those of a tourist establishment in Cala Millor. Some heat pumps reach those temperatures, but the higher the temperature the lower their efficiency, so we size the tank, the unit and the back-up together.

Do I need a unanimous vote to put a heat pump on a building in Cala Millor?

No. Spain's Horizontal Property Act, in its article 17.1, allows renewable systems "including aerothermal" (heat pumps), shared or private, to be approved with the votes of one third of the owners representing one third of the shares. For a block in Cala Millor or Sa Coma, we prepare the technical sheet and the proposal for the owners' meeting.

How much is the FACTOR 2026 grant for a heat pump in Son Servera or Sant Llorenç?

For an individual, 70 % of the cost, counting at most €1,000/kWt of output (plus €450/kWt if a new distribution system goes in) and capped at €25,000 per installation (BOIB no. 83 of 2-7-2026). It is open until 28 February 2027, requires an SPF above 2.5 and domicile in the Balearic Islands, and doesn't cover air-to-air air conditioning in homes. It's the same in Son Servera as in Sant Llorenç: it's a Balearic Government grant.

And if my house in Costa dels Pins is a holiday home?

In Costa dels Pins many houses are second homes, and FACTOR 2026 requires individuals to be domiciled in the Balearic Islands, so you may not qualify; tell us your case. The heat pump still pays for itself through consumption: for example, the Daitsu Multi-Hybrid declares a SCOP of 3.72, about 3.7 kWh of heat per kWh of electricity, and you can control it from your phone to switch it on before you arrive.

Can a heat pump cool the house in Cala Millor?

Yes, but with fan coils or ducts, never through the underfloor heating: in Mallorca, with the humidity of the coast, a cold floor gets condensation. The same heat pump that warms the floor in winter sends chilled water to the fan coils in summer; the RITE takes 23-25 °C with 45-60 % humidity as summer comfort. In Cala Millor the fan coil also takes moisture out of the air, which on an August night is what you notice most.

How often should a heat pump on the Cala Bona seafront be serviced?

Whichever is stricter of the RITE and your unit's manufacturer's manual, plus the leak checks of Regulation (EU) 2024/573 if the refrigerant circuit holds enough gas to fall under them. On the Cala Bona seafront, salt fouls the outdoor unit's coil, so it's best not to stretch the minimums.
