Heat pumps in Mallorca
How a heat pump, COP and the multi-hybrid work, in detail.

We're Joaquín and Juan. In Portocolom, Cala Marçal and S'Horta we install air-to-water heat pumps for heating, hot water and, with fan coils, cooling. Portocolom has more life in winter than other coastal areas, and that's where a heat pump beats heating oil. RITE-registered thermal installer. We don't subcontract anyone.

Your area
Around the bay there are renovated fishermen's houses, villas towards the lighthouse and apartments; inland, S'Horta and the country houses along the Felanitx road. With no mains gas, almost all of them heat with oil, butane or direct electric heating.
When renovating a harbour house, the efficient choice is low-temperature underfloor heating for warmth and fan coils or ducts for cooling: underfloor heating heats, it never cools. If the house faces the escars, which are a BIC, we check first whether the outdoor unit needs Heritage authorisation, and we put it where it can't be seen.
Bigger houses with plenty of hot water used in summer. The outdoor unit goes away from the direct sea breeze and the neighbours' windows, with the clearances the manufacturer's manual asks for.
In country houses, the heat pump replaces the oil boiler and, if there's room for solar panels, the sun covers a good part of its consumption.
In numbers
Portocolom is lived in all year, so the heating really gets used. That's where a heat pump wins: it burns no fuel and uses the heat in the air. A unit such as the Daitsu Multi-Hybrid declares a seasonal efficiency (SCOP) of 3.72 in its 2024-25 catalogue, which over a whole winter shows on the bill.
According to Spain's energy agency IDAE, each extra degree of heating raises consumption by about 7 %; 21 °C is comfortable and 15-17 °C is enough in bedrooms.
Grants
For a main home in Portocolom, the grant that applies is FACTOR 2026 from the Balearic Government: it covers 70 % of an individual's eligible cost. The calculation starts from a maximum of €1,000/kWt of output, plus €450/kWt if underfloor heating or another new distribution system goes in, capped at €25,000. Applications run until 28 February 2027 while funds last, with an SPF above 2.5 and domicile in the Balearic Islands; air-to-air splits in a home are not included.
Felanitx's IBI rebate is for solar energy. The building-works tax rebate (ICIO, 50 %) refers to renewable self-consumption; whether it covers a heat pump we confirm with the town hall before counting on it. If you add panels, see solar panels in Portocolom.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
Tell us how much oil, gas or electricity you pay for in winter and how many people live in the house. With that and the house in front of us we size the system from its heat loads, as the RITE requires.
Heat pump outside, cylinder and emitters inside, and registration with the Industry department. If the house faces the escars, we first check whether a Heritage permit is needed.
We file FACTOR 2026 with your signature and set the servicing schedule: whatever the RITE requires or, if the manufacturer asks for more, the manufacturer's.

Common questions
That's where it performs best, because it's used in winter. Compared with an oil boiler, which delivers at best a little less than the kWh it burns, a heat pump such as the Daitsu Multi-Hybrid, for example, declares a SCOP of 3.72. In Portocolom, with fan coils, the same unit also handles the summer cooling. And IDAE calculates a 7 % saving for each degree lower on the thermostat.
Not on the IBI: Felanitx's 50 % rebate for 4 years is for solar energy (BOIB no. 165 of 17-12-2024). The ICIO gives a 50 % rebate on renewable self-consumption (BOIB no. 6 of 11-01-2024); whether it covers a heat pump in Portocolom we confirm with the town hall before putting it in the numbers.
For an individual in Portocolom, 70 % of the cost, counting at most €1,000/kWt (plus €450/kWt with a new distribution system such as underfloor heating) and capped at €25,000 per installation (BOIB no. 83 of 2-7-2026). Open until 28 February 2027, first come first served; SPF above 2.5 and domicile in the Balearic Islands.
Where it can't be seen from the harbour and doesn't take the breeze head-on. The escars and quays of Portocolom are a BIC with protected surroundings that reach the line of façades without including them (BOE no. 55, 2-3-2024); before placing it we check whether the works need authorisation from the Island Heritage Commission (Balearic Heritage Act 12/1998, art. 37). A patio or the roof usually solves it, keeping the clearances in the manufacturer's manual.
No. In Mallorca, with the humidity, a cold floor gets condensation and turns wet, and next to Portocolom bay even more so. Underfloor heating heats in winter; summer cooling comes from fan coils or ducts run by the same heat pump. The RITE takes 23-25 °C with 45-60 % humidity as its summer comfort conditions.
Whichever is stricter of the RITE and your unit's manual, plus the leak checks of Regulation (EU) 2024/573 if its gas charge requires them. In Portocolom, close to the water, it's worth cleaning the outdoor unit's coil more often than the minimum.
Quality
We work with every brand; for example Daitsu, Daikin, Mitsubishi Electric or Panasonic, chosen for efficiency and for what their manual asks for near the sea.
