Heat pumps in Cala d'Or,
for the house that opens and closes
We’re Joaquín and Juan from JSL Mallorca. In Cala d'Or and Portopetro a lot of houses are lived in part-time: full in summer and at Easter, shut for much of the winter. An air-to-water heat pump gives them hot water, heating and, through fan coils or splits, August cooling, and you can run it from anywhere. We’re a RITE-registered thermal installer and legalise everything. No subcontractors.

The area
Holiday homes by the coves
Cala d'Or and Portopetro are the coastal villages of the municipality of Santanyí, with the Mondragó nature park a few kilometres away. Low white-walled houses, flats with terraces and villas with pools dominate, and a large share are used seasonally or let. That changes what you need from heating and cooling:
- it has to cope with the house empty for weeks without wasting energy;
- it has to switch on remotely before you arrive;
- hot water has to keep up with lots of showers in a row in summer;
- and the outdoor unit mustn’t bother the terrace next door.
An air-to-water heat pump ticks all four, with no oil tank or gas bottles. If there’s a pool, the same idea of drawing heat from the air extends the swimming season.
The figures
Cala d'Or’s year, measured
We checked the typical meteorological year from PVGIS, the European Commission’s tool, for Cala d'Or and for Santanyí village. Each point is built from months of different years, so treat it as an order of magnitude:
- Cala d'Or (19 m): February, the coldest month, averages 9.8 °C, and December to February 12.0 °C.
- Santanyí village (59 m): 13.0 °C on average from December to February.
- In summer, July and August average 26.1 °C at both points, and June to August 25.4 °C.
With those averages, the unit works in its comfort zone nearly all the time. Summer is long and hot, which is exactly when the house is full and cooling and hot water matter most. Underfloor heating is for warmth. Cooling through the floor exists, but we don’t offer it in Mallorca: with the humidity here, a cold floor condenses; cooling comes from fan coils, ducts or splits. Output is sized from your home’s heat loads, as the RITE regulations require (IT 1.2.4.1.1).

While you’re away, the house uses only what it needs
Low setting and remote start
With the house shut in winter, the unit is left on a holding setting or switched off, depending on the house, and turned up from your phone the day before you return. The IDAE (Spain’s energy agency) reckons each extra degree of heating adds about 7 % to consumption, so there’s no point keeping an empty house at 21 °C.
Hot water for guests
The cylinder is sized for summer with a full house, and programmed with the routine the unit’s manual sets for periods standing idle, so the water is in good condition when you arrive.

Before fitting
Neighbours, salt and who pays what
On small plots, with the neighbour’s terrace a few metres away, where the outdoor unit goes matters as much as the unit itself. The Balearic Noise Act 1/2007 sets what may be heard at night, so we place it away from other people’s bedrooms, on anti-vibration mounts, and out of the direct sea breeze: back to the water or sheltered by a wall.
On grants, let’s be straight:
- FACTOR 2026 (BOIB no. 83, 2 July 2026) pays 70 % of eligible heat pump cost, but private applicants must be domiciled in the Balearic Islands; with the Cala d'Or house as a second home and your domicile abroad, you normally won’t qualify.
- Splits (air-to-air) are not eligible for FACTOR in homes.
- Santanyí town hall rebates 95 % of the ICIO building tax, but only on the cost of the solar system (art. 4.4, BOIB no. 30 of 2022); a heat pump on its own is not among that bylaw’s rebates, and the IBI bylaw (BOIB no. 169 of 2023) has no energy rebate.

What people in Cala d'Or ask us about heat pumps
We only come to Cala d'Or in summer and at Easter. Does a heat pump make sense?
It can, for hot water and cooling, which is when the house is full: in the PVGIS typical year Cala d'Or averages 26.1 °C in July and August. The rest of the year the unit rests and you switch it on from your phone before arriving.
I live in Germany and the Cala d'Or house is a holiday home. Can I apply for FACTOR 2026?
Normally not: FACTOR 2026 (BOIB no. 83, 2 July 2026) requires private applicants to be domiciled in the Balearic Islands. Living abroad, the sums for a heat pump in Cala d'Or are done without the grant and with your real use; we’ll go through them with you before you count on anything.
Does Santanyí’s ICIO building tax have a rebate for heat pumps?
Not on the ICIO. Santanyí’s ICIO bylaw rebates 95 % of the tax only on the cost of the solar system (art. 4.4, BOIB no. 30, 26 February 2022), not heat pumps. If you add solar panels to the heat pump in Cala d'Or, the ICIO rebate is claimed for that part.
Will the neighbours hear the outdoor unit from their terrace?
It’s placed so they don’t: away from neighbouring bedrooms, on anti-vibration mounts and with the clearance its manual asks for. The Balearic Noise Act 1/2007 sets the limits, and on the small plots of Cala d'Or and Portopetro the spot is chosen before the unit.
Does it really get cold enough in Cala d'Or to need heating?
Not very, but winter is long: in the PVGIS typical year Cala d'Or averages 12.0 °C from December to February, and February, the coldest month, 9.8 °C. If you live in the house in winter, the heating runs those months, and with air that mild the heat pump does it efficiently.
What temperature should I leave the Cala d'Or house at when I’m away?
With nobody in, comfort isn’t needed: according to the IDAE each extra degree adds about 7 % to consumption, and its 21 °C reference is for occupied homes. In Cala d'Or the house is left on a holding setting or off, depending on its condition, and turned up from your phone the day before.
