Air-conditioning in Cala d'Or, with the neighbours in mind
Cala d'Or belongs to the municipality of Santanyí and grew up around Cala Llonga, Cala Gran, Cala Esmeralda and Cala Egos. Full in summer; in winter, many houses closed. Both matter when choosing the unit.
Neighbours a few metres away
In a complex of flats, the neighbour's outdoor unit and your bedroom can be very close. Each machine declares its noise on the datasheet —for example, 44 dB(A) for the General 2.5 kW outdoor unit, measured in an anechoic chamber— and the manufacturer warns that installed it may sound a little louder. So we choose where it goes before which model.
The community decides about the façade
Under the Horizontal Property Act (art. 7.1), hanging the outdoor unit on a façade or a common roof means telling the community first. Many developments already have an agreed place for units; ask the administrator.
Homes that open for the season
A unit that sits idle for months benefits from a check before summer: filters, drain and a general inspection, so the first day of the holiday doesn't start with a breakdown.

Consumption and comfort in a seasonal home
We fit inverter units: once the home is at temperature, the compressor slows down instead of stopping and restarting. For example, the General ASEH09KJCAL modulates in cooling between 0.9 and 3.2 kW and its datasheet declares a SEER of 9.2. We work with every brand; the specific model is chosen for noise, efficiency and the space available.
IDAE recommends 26 °C or more in summer and calculates around 7 % savings per degree. The 19/27 °C you hear so much about doesn't apply to your home: it was a temporary measure (Royal Decree-Law 14/2022, art. 29) for administrative, commercial and public-assembly buildings and premises (cultural venues, entertainment, bars and restaurants, stations and airports), and it lapsed on 1 November 2023.

Common questions
Frequently asked questions about air conditioning in Cala d'Or
I have a flat in Cala d'Or and only come in summer: which system suits me?
In a Cala d'Or flat, for one or two areas, usually one split per room or a small multi-split: it is the simplest to maintain and repair. If the unit supports Wi-Fi control, you can switch it on before you arrive. We calculate capacity from each room's thermal loads, as the RITE requires, because an oversized unit cycles on and off and dehumidifies worse.
Will the outdoor unit disturb the neighbours at night?
It depends mostly on where it goes. We compare the noise each datasheet declares, place the outdoor unit away from bedroom windows —yours and the neighbours'— and mount it on anti-vibration supports. Noise is regulated by the Balearic Islands' Law 1/2007 on noise pollution and by Santanyí Town Council's bylaw.
Do I need the community's permission to hang the outdoor unit?
In Cala d'Or's developments, if it goes on the façade, the roof or any common element, yes, the community must be involved: the Horizontal Property Act (art. 7.1) requires not altering the external appearance of the building and telling the community's representative first. We give you the datasheet with size and noise to submit.
What maintenance does an air conditioner that sits idle all winter need?
When you open the house in Cala d'Or, clean the filters and check the condensate drain isn't blocked. In use, the manual of the General ASEH09KJCAL, for example, asks for the filters to be cleaned every two weeks. Technical servicing: what the regulations require (RITE, IT.3) or, if the manufacturer asks for more, what the manufacturer asks.
Can you help me in German or English in Cala d'Or?

What guarantee does the air conditioning you install carry?
In Mallorca, as in the rest of Spain, the equipment has the 3-year legal guarantee of article 120 of Spain's consolidated consumer protection law (TRLGDCU), plus the manufacturer's. We leave you an invoice and, where the installation requires it, the certificate registered with the Government of the Balearic Islands.
