Calas de Mallorca is Manacor's coastal resort around Cala Antena and Cala Domingos. We are Joaquín and Juan, a RITE-registered installer certified for F-gases: we fit air conditioning in apartments and houses with the sea wind and the owners' association in mind. We don't subcontract anyone.

Your area
The resort began to be built in the 1960s and today it is mostly hotels and apartments around three coves. That shapes the job: little room for the outdoor unit, shared roof terraces and the sea a few metres away.
The installation manual for Daikin 2MXS outdoor units, for example, warns that in coastal areas salt can shorten the unit's life, says the intake side must never face the wind directly and recommends a deflector plate on the discharge. On a coast open to the east wind, that decides where the unit goes.
Hanging the outdoor unit on the balcony or putting it on the roof touches common elements. The Horizontal Property Act (art. 7.1) says the building's outward appearance must not be altered and the community must be told beforehand, and many have already agreed where units go. We check that before proposing anything.
Before releasing the refrigerant we pressurise the circuit, check the pressure holds and pull a vacuum. That is what prevents refrigerant leaks, which Regulation (EU) 2024/573 requires to be prevented; by the sea, where salt attacks the joints, it isn't left to chance.
In numbers
Each split is sized from its room's heat loads, as the RITE requires: orientation, glazing and whether the apartment sits under the roof terrace. An oversized unit starts and stops too often; a well-chosen inverter modulates and uses less.
In use, the thermostat rules: IDAE recommends 26 °C or more in summer and calculates about 7 % of consumption for each degree lower. And if the house has solar panels, summer cooling runs in the sunny hours: according to the typical year calculated by PVGIS, almost 40 % of a panel's yearly output in Calas de Mallorca comes from June to September.
How we work
Send us photos of the rooms and of the spot for the outdoor unit, with approximate sizes. If we need to see it, we come.
We calculate the thermal loads of each room, as the RITE requires, and send you an itemised quote.
We fit it ourselves: vacuum and leak test of the circuit, drain tested and the unit running, with the 3-year legal guarantee and the manufacturer warranty.
Common questions
Where the owners' association allows and where it gets the least sea wind. In a building in Calas de Mallorca the balcony and roof are common elements: the Horizontal Property Act (art. 7.1) says the outward appearance must not be altered and the community must be told first. And the manufacturer, Daikin for example in the manual for its 2MXS outdoor units, asks that the intake side never face the wind.
Whichever is stricter, the rules or the manufacturer. The RITE (IT.3, table 3.1) sets as a minimum, for units up to 12 kW, a service every 4 years in homes and every 2 in other uses; if its refrigerant charge brings it under the leak checks of Regulation (EU) 2024/573, that is added; and if the manual asks for more, you do what it asks. In Calas de Mallorca, with the salt air, we advise cleaning the outdoor unit more often.
Before releasing the refrigerant we fill the circuit with pressurised nitrogen and check the pressure doesn't drop: that shows a leaking joint before any gas escapes. Then we pull a vacuum and open the valves. In Calas de Mallorca, with salt attacking the joints, it is the step we never skip; it is signed by an F-gas certified company, as RD 115/2017 requires.
It depends on the output. The RITE (art. 15) requires paperwork to be filed with the regional government for installations of 5 kW of thermal output or more. A single-room split in a Calas de Mallorca apartment is usually below that; a whole house with ducts or a large multi-split can reach or exceed 5 kW, and then we prepare the technical report and certificate.
Largely, yes, because cooling runs in the sunny hours. According to the typical year calculated by PVGIS (European Commission), each kWp of panels in Calas de Mallorca yields about 1,527 kWh a year and almost 40 % of it comes from June to September. Under the simplified net-billing scheme of RD 244/2019, the surplus is credited on your bill. We work it out with your consumption on our solar panels in Calas de Mallorca page.
Yes, along the whole Manacor coast —Calas de Mallorca, Cala Murada, Porto Cristo, s'Illot— and across Mallorca. We reply within 24-48 hours on working days, in English, Spanish or German, and the two of us do the work with our own team.
