Air conditioning in Santanyí without hiding the stone

Santanyí is built from its own golden marès sandstone, and nobody with a house here wants a machine hanging on that façade. We are Joaquín and Juan, a RITE-registered installer certified for F-gases: we work out where to hide the air conditioning before choosing which one.

Your area

Santanyí: from the stone old town to the coves

The municipality brings together the town, with its church of Sant Andreu and its sandstone streets, and places as different as s'Alqueria Blanca, Es Llombards, Calonge, Cala Figuera, Cala Santanyí or Portopetro, with Mondragó Natural Park in between.

Ducted: the air you don't see

With a false ceiling in corridors or bathrooms, a ducted unit distributes air through grilles and leaves the walls clear. It is what sits best with timber beams and exposed stone, as long as there is height for the false ceiling and room for an access hatch.

The outdoor unit, out of sight

In an old-town house we usually look for the patio, the yard or the roof rather than the street façade. If the house is listed or in a protected area, the council may set conditions: check before fitting.

Cala Figuera and Portopetro

In the seaside villages priorities change: humidity and salt. Outdoor unit sheltered from the sea wind and a properly done condensate drain.

In numbers

Ducted systems and savings in an old house

A ducted system air-conditions several rooms with one machine, but distributes evenly: if the bedroom needs cooling and the living room doesn't, energy is wasted. That's why we consider zoning —motorised grilles or thermostats per zone— when the house needs it. Capacity is calculated from each room's thermal loads, as the RITE says.

Thick sandstone walls shield from the midday sun, and IDAE points out that lowering awnings and blinds in the sunny hours lets the machine work less. Every degree of set point counts: around 7 % of consumption per degree, also according to IDAE.

Common questions

Frequently asked questions about air conditioning in Santanyí

Can air conditioning go into a Santanyí sandstone house without spoiling it?

Yes: in a Santanyí house it can be done, if you plan first where everything goes, with capacity calculated from thermal loads under the RITE. Inside, ducts in a false ceiling with linear grilles, or splits on interior walls with recessed pipework; outside, the outdoor unit in a patio, yard or on the roof and not on the stone façade. We drill with a core bit and finish the holes so they don't show.

Ducted or splits in an old house in Santanyí?

In Santanyí's old houses, ducted if there is height for a false ceiling in a corridor or bathroom and you want clear walls; splits if the ceiling can't be lowered or you only need two or three rooms. Either way, capacity comes from each room's thermal loads, as the RITE requires, and we compare both options with numbers.

Do I need permission from Santanyí Town Council for the outdoor unit?

In Santanyí it depends on the municipal bylaw, where the machine goes and whether the house has any protection status. If the outdoor unit goes on a visible façade or roof, ask the council or your architect first. We prepare the unit's datasheet with its size and noise level for the application; noise is also regulated by the Balearic Islands' Law 1/2007 on noise pollution.

How do you look after a ducted system?

In a Santanyí house with ducting, the filter of the ducted unit is cleaned as often as its manual says; on our air-conditioning page there is a video we recorded ourselves showing how. Technical servicing: what the regulations require or, if the manufacturer asks for more, what the manufacturer asks. Note that under the RITE (IT.3, table 3.1) a ducted unit above 12 kW moves to a minimum service every 2 years in homes.

What gas does a new unit use, and what about the old ones?

In Mallorca, current wall splits usually use R32, with a GWP of 675 under Annex I of Regulation (EU) 2024/573. That regulation bans placing new equipment with high-GWP gases on the market (Annex IV, point 9), but it doesn't make you remove the one you have: it can keep running and be repaired, and we handle the gas with our F-gas certification (Royal Decree 115/2017).

I have a house in Cala Figuera: what changes by the sea?

In Cala Figuera, salt. It settles on the outdoor unit's coil and fixings and, over time, the unit performs worse. We place it sheltered from the sea wind if possible, check whether the manufacturer offers anti-corrosion treatment and recommend cleaning it more often than in the town. Humidity matters too: 72 % annual average in Palma (AEMET, 1981-2010).
