Air conditioning · Ses Salines

Air conditioning in the Colònia
and in Ses Salines.

In Colònia de Sant Jordi summer is hot and the sea breeze carries salt. We are Joaquín and Juan, a licensed RITE installer with F-gas certification: we fit splits, multi-splits and ducted systems, deciding first where the outdoor unit goes and how the house is used.

Cooling on the south coast: what changes here

At Palma airport, the nearest AEMET station with climate normals (there is none in Ses Salines), August has a mean maximum of 31.3 °C and the annual mean humidity is 72 % (1981-2010). In the Colònia, the sea is right next door too.

The outdoor unit, out of the sea wind

Salt settles on the fins and screws of the outdoor unit and, over the years, the unit loses performance. We place it on the leeward side, in a courtyard or on a roof with a parapet, and choose the model according to what its manual says about marine environments; if the manufacturer has a version with anti-corrosion treatment, we tell you.

Apartments in the Colònia

In a block, the façade belongs to everyone: changing its outward appearance needs the owners' association's agreement (Spanish Horizontal Property Act, art. 7.1). The usual answer is the terrace, the drying area or the roof, and the noise of the outdoor unit must meet the Balearic noise law, Law 1/2007.

Village houses and holiday villas

In Ses Salines village there are houses with thick marès walls that are slow to heat up: that thermal mass goes into the load calculation and changes which unit each room needs. In a villa that is let or used in summer, a ducted system spreads the air with no units on show and is run from your phone.

In numbers

Less consumption for the same cool

The output is calculated from the thermal loads of each room, as the RITE requires: orientation, windows, insulation and whether it gets the afternoon sun. An oversized unit starts and stops more and dehumidifies worse, and on the coast humidity matters as much as temperature.

Every degree on the setpoint counts: the IDAE, the Spanish energy agency, puts it at around 7 % of consumption per degree. Awnings and blinds down during the sunny hours let the unit work less.

If you have or plan solar panels, air conditioning is the load that suits them best: in the Colònia, according to the typical year calculated by PVGIS, July is the month with the highest output (165 kWh per kWp).

Rules

Refrigerant, owners' association and noise: what the rules say

Refrigerant: current wall splits normally use R32, with a global warming potential of 675 under Regulation (EU) 2024/573. That regulation restricts the sale of new equipment with high-potential gases, but does not force you to remove a unit that works. Handling the refrigerant circuit requires F-gas certification (Royal Decree 115/2017), which we hold.

Owners' association: an outdoor unit on the façade of a block changes its outward appearance and needs the meeting's agreement (Horizontal Property Act, art. 7.1). We give you the unit's datasheet with dimensions and sound level to take along.

Grants: FACTOR 2026 does not cover air-to-air units in homes. If you want cooling with a grant, the route is a heat pump with fan coils, which does qualify.

How we work

How we do it in Ses Salines, in 3 steps

1

Photos and measurements

Send us photos of the rooms and of the spot for the outdoor unit, with approximate sizes. If we need to see it, we come.

2

Calculation and quote

We calculate the thermal loads of each room, as the RITE requires, and send you an itemised quote.

3

Installation and commissioning

We fit it ourselves: vacuum and leak test of the circuit, drain tested and the unit running, with the 3-year legal guarantee and the manufacturer warranty.

Common questions

Frequently asked questions about air conditioning in Ses Salines

I own an apartment in Colònia de Sant Jordi: where can the outdoor unit go?

On the terrace, the drying area or the roof rather than the shared façade, which cannot be changed without the owners' association's agreement (Spanish Horizontal Property Act, art. 7.1). The noise reaching the neighbours must also meet Law 1/2007 on noise pollution in the Balearic Islands. We give you the unit's datasheet with its sound level for the meeting.

How long does an air conditioner last by the sea?

Mostly it depends on where the outdoor unit goes and how it is cleaned. In Colònia de Sant Jordi, salt air adds to the humidity (72 % annual mean in Palma, AEMET 1981-2010). Salt settles on the fins and fixings and the unit gradually loses performance. On the leeward side, with the model its manufacturer recommends for marine environments or with anti-corrosion treatment if offered, and cleaning the coil more often than inland, it lasts longer.

Split units or ducted air for a holiday villa in Ses Salines?

In a villa in the Colònia de Sant Jordi or the village: ducted if there is height for a false ceiling in corridors or bathrooms and you want clean walls and one controller; splits if you only need two or three rooms or the ceiling can't be lowered. Either way the output comes from the thermal loads of each room, as the RITE requires, and we compare both options with figures.

What temperature should I set to use less energy?

The highest one you are comfortable with: according to the IDAE, each degree on the setpoint means around 7 % of consumption. In Colònia de Sant Jordi, right by the sea, dry mode helps a lot on humid days, as do awnings and blinds lowered during the sunny hours.

Are there grants for air conditioning in Ses Salines?

For splits in a home in Ses Salines, no: the FACTOR 2026 call (BOIB no. 83, 2 July 2026) excludes air-to-air units. If you want cooling with a grant, a heat pump with fan coils does qualify for FACTOR, at 70 % within the call's caps, open until 28 February 2027.

Who is allowed to install and gas an air conditioner?

A RITE-licensed installer with staff certified for fluorinated gases (Royal Decree 115/2017). We hold both and work in Ses Salines and Colònia de Sant Jordi: we pull the vacuum and leak-test the circuit and leave the unit documented. Servicing: what the rules require or, if the manufacturer asks for more, what the manufacturer says.
