Solar panels in the Colònia
and in Ses Salines.

We fit solar self-consumption systems, with a battery or without one, all over the municipality of Ses Salines: village houses, villas and apartments in Colònia de Sant Jordi and country homes along the road to the Cap. We are a licensed low-voltage electrical installer: we calculate, install, legalise and prepare the grant paperwork ourselves.

Your area

Ses Salines: flat land, southern sun and sea on three sides

Ses Salines is one of the flattest municipalities on the island and runs down to Cap de ses Salines, the southern tip of Mallorca. It has two sides: the village, inland, and Colònia de Sant Jordi, with the harbour where the boats leave for Cabrera. Between them lies the Es Trenc-Salobrar de Campos natural park. Each calls for a different installation.

The Colònia: salt and sea wind

In the Colònia many houses and blocks face the sea. There the mounting frame is designed for wind under the Spanish building code (CTE DB SE-AE), which uses its most exposed terrain category for the seashore, and the fixings are A4 stainless steel. We check that the panel datasheet declares the IEC 61701 salt-mist test. If the house is on the front line, inside the protection zone of the Coastal Law (100 metres, or 20 on land that was already urban in 1988), we first ask which permit the roof work needs.

Homes next to the Es Trenc park

Law 2/2017, which declared the Es Trenc-Salobrar de Campos natural park, bans large generating plants and new overhead power lines inside the park (art. 3.1.d), and what each zone allows is set by its management plan, Decree 27/2023. If your house or finca lies inside or on the edge of the park, the first step is to see which zone it falls in; then we decide whether the panels go on the existing roof and how the cable gets there.

Apartments and owners' associations in the Colònia

To put panels on the shared roof of a block you need a vote of one third of the owners holding one third of the shares (Spanish Horizontal Property Act, art. 17.1). Owners who did not vote in favour cannot be charged; if they want to join later, they pay their share plus statutory interest. We prepare the technical report for the meeting.

In numbers

What a solar panel produces in Ses Salines

According to PVGIS, the European Commission's tool (query of 7 Oct 2026, 35° south, 14 % losses), each kWp installed yields about 1,597 kWh a year in Colònia de Sant Jordi and 1,596 in Ses Salines village, the same as Palma (1,598). A 3 kWp system gives around 4,790 kWh a year in the Colònia.

The monthly split is what matters for a summer home: July gives 165 kWh per kWp and December, the weakest month, 98, 60 % of the best month. On flat land like this no mountain blocks the low winter sun, and peak output coincides with the months when the house is full.

What lowers the bill is the energy you use while the roof is producing: a kWh of your own is a kWh the utility doesn't sell you. If the house stands empty half the week, a battery or good timing (pool pump, water heater, air conditioning) keeps the sun from being given away to the grid.

Grants

Grants and local taxes in Ses Salines

Property tax (IBI) and building tax (ICIO): the Ses Salines tax bylaws we have reviewed include no rebate on either for installing solar panels. Before you sign, we check the current one in case it has changed.

FOTOPAR 2027, the Balearic grant for household solar, takes applications from 26 January to 30 April 2027, while its 2 million euros last, and is requested with the work not yet started. Only people with a registered address in the Balearic Islands can apply; if your house in the Colònia is a holiday home, talk it through with us. The 2026 call closed on 30 April 2026.

If you'd rather install now: the income-tax deduction for self-consumption requires the system to be finished and paid for in 2026, by 31 December at the latest, through a bank and not in cash: 10 %, up to 500 €, or 20 % if the home is in a mainly residential building. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

For batteries there is also FACTOR 2026, at 45 % and open until 28 February 2027; one battery, though, can't collect two grants. We work out waiting versus installing now before you decide.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Ses Salines, in 3 steps

1

Bill and photos

From one electricity bill and photos of the roof we work out how many panels fit, what they will produce according to the typical year calculated by PVGIS and how much of your use they cover, including the months when the house is empty.

2

Built for the sea

Wind-rated frame, A4 stainless fixings and panels tested for salt mist. If the house borders the park or the coast, we first check what its rules allow.

3

Legalisation

We sign the electrical installation certificate and register the self-consumption system under Royal Decree 244/2019. With your authorisation, we also file whichever grant is open.

Common questions

Frequently asked questions about solar panels in Ses Salines

How much does a solar installation produce in Colònia de Sant Jordi?

According to the typical year calculated by PVGIS (European Commission, 35° south, 14 % losses), each kWp yields about 1,597 kWh a year in Colònia de Sant Jordi and 1,596 in Ses Salines village, practically the same as Palma. A 3 kWp system gives around 4,790 kWh a year. July is the best month (165 kWh per kWp) and December the weakest (98), 60 % of the best.

My house is on the seafront in the Colònia: will the panels stand up to the salt?

Yes, if they are installed for the salt air of the Colònia de Sant Jordi seafront: A4 stainless steel fixings, a frame designed for wind under the CTE DB SE-AE (the seashore uses the most exposed terrain category) and panels whose datasheet declares the IEC 61701 salt-mist test. And if the house is inside the protection zone of the Coastal Law, we check which permit the roof work needs before starting.

Can I install solar panels if my house is next to the Es Trenc park?

It depends on exactly where it lies. Law 2/2017 on the Es Trenc-Salobrar de Campos natural park bans large generating plants and new overhead power lines inside the park (art. 3.1.d), and what each zone allows is set by its management plan (Decree 27/2023). Before quoting, we check which zone your house is in and tell you what can be done.

I own an apartment in the Colònia: what do I need from the owners' association?

For a block in Colònia de Sant Jordi, a resolution backed by one third of the owners holding one third of the shares, under article 17.1 of the Spanish Horizontal Property Act. The association cannot charge the cost to owners who did not vote in favour, and if they join later they pay their share with statutory interest. We prepare the technical report for the meeting.

Is there a property-tax (IBI) rebate for solar panels in Ses Salines?

The Ses Salines tax bylaws we have reviewed include no IBI or ICIO rebate for solar energy. Before you sign, we check the current one. What does exist is the FOTOPAR 2027 grant (applied for between 26 January and 30 April 2027, before work starts) and the income-tax deduction for self-consumption (10 %, up to 500 €) if the system is finished and paid in 2026.

The house in the Colònia is a holiday home and I live abroad: is it worth it?

It can be, because peak output, from June to August (July gives 165 kWh per kWp according to the typical year calculated by PVGIS), matches the months you use it. What we look at is what the house consumes while empty (pool, fridge, alarm) and whether a battery pays off. Mind the grants: FOTOPAR 2027 requires a registered address in the Balearic Islands, so it is worth looking at your case before fixing when to install.
