Solar panels in Mallorca
How self-consumption, batteries and payback work, in detail.

We install solar panels and self-consumption systems in Calas de Mallorca (Cales de Mallorca), the coastal resort of Manacor around Cala Antena and Cala Domingos, and in neighbouring Cala Murada: houses, apartments and owners' associations. We are an authorised low-voltage electrical installer: survey, installation, legalisation and grant paperwork, with no middlemen.

Your area
Calas de Mallorca has no town hall of its own: it is part of the municipality of Manacor, some 18 km from the town, and it began to be built in the 1960s on the old s'Hospitalet Vell estate. Today it is mostly hotels and apartments around three coves —Cala Antena, Cala Domingos Gran and Cala Domingos Petit— with just over a thousand registered residents. Any council paperwork therefore goes to the Ajuntament de Manacor.
If the house is full in summer and shut for months, you want it to produce while people are there and not to lose the surplus of the empty months: under the simplified net-billing scheme of RD 244/2019, the energy you don't use is credited on your bill. And if you live abroad, we leave the output on your phone.
In a block, the roof is a common element. Spain's Horizontal Property Act (art. 17.1) lets owners approve a renewable installation, shared or for a single flat, at the request of any owner and with the votes of one third of the owners holding one third of the shares. With collective self-consumption, the output is split between the flats that join, using the allocation coefficients set out in RD 244/2019.
The coves open between cliffs, facing east. The frame is designed for wind loads under the Building Code (CTE DB SE-AE), the bolts are A4 stainless steel, and we choose panels tested against salt mist under IEC 61701: LONGi, for example, publishes a 1,000-hour test in 5 % salt-water mist at 35 °C for its Hi-MO 6, simulating a coastal environment.
In numbers
According to PVGIS, the European Commission's official tool (queried on 7 October 2026, panels at 35° facing south, 14 % losses), each kWp installed in Calas de Mallorca yields about 1,527 kWh a year, and the same in Cala Murada. A 3 kWp home system produces around 4,580 kWh a year.
What sets a coastal home apart is the timing: from June to September you get almost 40 % of the year's output (about 601 kWh per kWp), exactly when the resort is full and the air conditioning and pool are running. The weakest month, November, gives 57 % of July's output.
The saving lies in what you use while the panels are producing. That's why we start with your bill: when, and in which months, you use power.
Grants
IBI and ICIO: Calas de Mallorca belongs to Manacor, so Manacor's tax bylaw applies. Before the quote we check which rebate is in force for your property, and we prepare the technical paperwork it asks for.
FOTOPAR 2027 (Balearic Government): the 2026 round closed on 30 April and the 2027 round takes applications from 26 January to 30 April 2027 or until its €2 million run out; you must apply before work starts, and it has its own rate for collective self-consumption. It requires residence in the Balearic Islands: if it's a holiday apartment, tell us your case first. Batteries can go through FACTOR 2026 (45 %, open until 28 February 2027), but not both grants for the same thing.
If you pay Spanish income tax (IRPF) and the system is paid for and finished in 2026, the self-consumption deduction (DA 62) is 10 %, up to €500, or 20 %, up to €1,000, if the system belongs to a residential building. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
With an electricity bill and photos of the roof terrace or roof we work out how many panels fit, what they'll produce according to the typical year calculated by PVGIS and how much of your use they cover, month by month if it's a holiday home.
Frame designed for wind, A4 stainless bolts and cabling protected from sun and salt. For an apartment block, we give you the technical report and the allocation to take to the owners' meeting.
We register the self-consumption system (RD 244/2019) with the electrical installation certificate and, with your authorisation, file whichever grant is open.

Common questions
According to the typical year calculated by PVGIS (European Commission, panels at 35° facing south, 14 % losses), each kWp in Calas de Mallorca yields about 1,527 kWh a year, 4 % less than in Palma (1,598). For a holiday home the calendar matters more: from June to September you get almost 40 % of the total, when the house is occupied and the air conditioning is on.
Yes, if the owners' association agrees. In a building in Calas de Mallorca, as anywhere else, the Horizontal Property Act (art. 17.1) allows a renewable energy installation, shared or for a single flat, to be approved at the request of any owner with the votes of one third of the owners holding one third of the shares. With collective self-consumption (RD 244/2019), each participating flat gets its share according to an allocation coefficient. We prepare the report for the meeting.
If they are chosen and fitted for it, yes. A panel's resistance to salt mist is certified under IEC 61701; LONGi, for example, publishes a 1,000-hour test in 5 % salt-water mist at 35 °C for its Hi-MO 6. In Calas de Mallorca we also use A4 stainless bolts and design the frame for wind under CTE DB SE-AE, because this coast faces the east wind.
FOTOPAR 2027 takes applications from 26 January to 30 April 2027 (BOIB no. 171, 25-12-2025) and you must apply before work starts, but it requires individuals to be resident in the Balearic Islands; FACTOR 2026 (BOIB no. 83, 2-7-2026), which funds batteries at 45 %, asks the same. With a second home you may not qualify: tell us your case before setting a timetable. The income-tax deduction is for people who pay IRPF in Spain.
Spanish law (art. 74.5 of the Local Finance Act) lets each council grant an IBI rebate for solar energy, but its own tax bylaw decides. Calas de Mallorca has no council of its own: it belongs to Manacor. Before quoting we check which IBI and building-tax (ICIO) rebates are in force for your property, and we prepare the technical documents the Ajuntament de Manacor asks for.
We do. As an authorised low-voltage electrical installer we sign the electrical installation certificate and register the self-consumption system under RD 244/2019 with the Balearic Government. If you spend the winter away from Calas de Mallorca, the system is left with its paperwork and monitoring so you can follow it from your phone.
Quality
We work with every brand; on the Calas coast, for example, LONGi or JA Solar panels with Fronius or GoodWe inverters, choosing models tested for salt mist.

Send us an electricity bill and photos of the roof terrace or roof, and we'll tell you what you'd produce. Itemised quote.
