Solar panels in Portocolom,
all round the bay.

Portocolom is Felanitx's harbour: a sheltered natural bay, with its fishermen's escars, villas out on the lighthouse point and apartments towards Cala Marçal. We install solar panels and self-consumption systems on houses, owners' associations and businesses throughout the area. We are an authorised low-voltage electrical installer: survey, installation, legalisation and grants.

Portocolom: a good bylaw and a protected harbour

Felanitx has one of the most complete bylaws for solar panels: it gives a rebate on the IBI and on the building-works tax too, and the IBI rebate applies to owners' associations. What needs checking in Portocolom is the harbour front.

The harbour front and the listed escars

The group of escars (traditional boathouses) and quays of Portocolom has been a Bien de Interés Cultural, as a place of ethnological interest, since the Consell de Mallorca's decision of December 2023, with protected surroundings that reach the line of front-row façades without including them (BOE no. 55, 2-3-2024). If your house faces the harbour, we check before designing whether the works need authorisation from the Island Heritage Commission (Balearic Heritage Act 12/1998, art. 37).

Apartments and owners' associations

Felanitx's IBI rebate also applies to owners' associations, and Spain's Horizontal Property Act (art. 17.1) lets the installation be approved with one third of the owners representing one third of the shares.

Villas towards the lighthouse and Cala Marçal

Houses with a plot have room to face the panels south and add batteries. Near the water we choose panels with the IEC 61701 salt-mist test on their datasheet, stainless fixings and a frame calculated for wind (CTE DB SE-AE).

In numbers

What a solar panel produces in Portocolom

According to PVGIS (European Commission, queried on 7 October 2026, 35° south, 14 % losses), in Portocolom each kWp yields about 1,534 kWh a year, against 1,598 in Palma. A 3 kWp system comes to around 4,600 kWh a year.

The worst month is November, with 57 % of July: the bay, open to the south and east, loses little in winter.

The saving lies in what you use while you produce. If the house is used mainly in summer, the surplus of the empty months is offset on your bill, and it's worth knowing that before sizing the system.

Grants

IBI, ICIO and grants in Felanitx

IBI (property tax): Felanitx gives a 50 % IBI rebate for up to 4 years on homes, owners' associations included. You apply before 30 April, each year the rebate can't exceed 25 % of the installation cost, and a favourable report from the municipal technical staff is needed (art. 9è.7, BOIB no. 165 of 17-12-2024).

ICIO (building-works tax): there is a 50 % rebate for renewable self-consumption installations (art. 6.h, BOIB no. 6 of 11-01-2024).

FOTOPAR 2027 opens from 26 January to 30 April 2027; you must apply before the work starts and it requires domicile in the Balearic Islands. Batteries can go through FACTOR 2026 (45 %, open until 28 February 2027), but not both grants for the same thing.

If it is paid for and finished in 2026, the income-tax deduction for self-consumption (DA 62ª) is 10 % (up to €500), or 20 % (up to €1,000) on a residential building. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Portocolom, in 3 steps

Survey from your bill

With your bills and photos of the roof we work out what fits and what it produces according to the typical year calculated by PVGIS, and check whether the house is within the harbour's protected surroundings.

2

Installation and legalisation

Materials for a marine environment, a frame calculated for wind and legalisation of the self-consumption system (RD 244/2019) with its electrical installation certificate.

3

IBI, ICIO and grants

We prepare the paperwork for Felanitx's IBI rebate, in time for 30 April, and, with your authorisation, whichever grant is open.

Common questions

Frequently asked questions about solar panels in Portocolom

How much IBI rebate does Felanitx give for solar panels in Portocolom?

50 % of the IBI for up to 4 years, on homes and also in owners' associations (art. 9è.7, BOIB no. 165 of 17-12-2024). You apply before 30 April, each year the rebate can't exceed 25 % of the installation cost, and a favourable report from the municipal technical staff is needed. It applies to Portocolom as to the whole municipality of Felanitx.

And the building-works tax (ICIO) in Portocolom?

Felanitx's ICIO bylaw gives a 50 % rebate on renewable self-consumption installations (art. 6.h, BOIB no. 6 of 11-01-2024). It applies to the part of the works that is the installation, not to a renovation you carry out at the same time on your house in Portocolom.

My house faces Portocolom harbour: can I have solar panels?

Most likely yes, but it has to be checked first. The escars and quays of Portocolom have been a Bien de Interés Cultural since the Consell de Mallorca's decision of 14-12-2023, with protected surroundings that reach the line of front-row façades without including them (BOE no. 55, 2-3-2024). If your house faces the harbour, we check first whether the works need authorisation from the Island Heritage Commission (Balearic Heritage Act 12/1998, art. 37). We design flush, discreet panels and prepare the documents for you.

Can my apartment building in Portocolom install solar panels and get the IBI rebate?

Yes. Spain's Horizontal Property Act (art. 17.1) allows it to be approved with one third of the owners representing one third of the shares, and Felanitx's IBI rebate (50 %, up to 4 years) applies to owners' associations. If it is paid for and finished in 2026, the income-tax deduction for self-consumption on a residential building is 20 %, up to €1,000.

How much does a solar panel produce in Portocolom?

According to the typical year calculated by PVGIS (European Commission, queried on 7 October 2026, 35° south, 14 % losses), about 1,534 kWh per kWp a year in Portocolom, 4 % less than Palma. The worst month, November, gives 57 % of July. A 3 kWp system comes to around 4,600 kWh a year.

Who legalises a solar installation in Portocolom?

We do. We are an authorised low-voltage electrical installer: we sign the electrical installation certificate and register the self-consumption system under RD 244/2019 with the Govern de les Illes Balears, in Portocolom and throughout Felanitx. With those papers you apply for the IBI rebate, the ICIO rebate and the grants.
