Solar panels · Cala Millor

Solar panels in Cala Millor,
on both sides of the line.

Cala Millor is one beach and two town halls: the northern part, towards Cala Bona, belongs to Son Servera, and the southern part, towards Sa Coma and the Punta de n'Amer, to Sant Llorenç des Cardassar. We install solar panels and self-consumption systems on villas, apartments, owners' associations and businesses all round the bay. We are an authorised low-voltage electrical installer: design, installation, legalisation and paperwork, with no middlemen.

Cala Millor: the same beach, two bylaws

The boundary between Son Servera and Sant Llorenç runs right through the resort, and the two town halls manage it together: since 2013 they have shared a tourism consortium. For solar panels, what changes from one side to the other is the IBI (property tax) rebate and how you apply for it. Everything else is decided by the sea and the type of building.

Seafront apartments and owners' associations

Much of Cala Millor is apartment blocks. Putting panels on the shared roof doesn't need a unanimous vote: Spain's Horizontal Property Act (art. 17.1) lets owners approve renewable installations, shared or for a single owner, with one third of the owners representing one third of the shares. If the system is for the whole building, we prepare the figures per flat for the owners' meeting.

Villas in Costa dels Pins, Cala Bona and inland

Houses with a plot have room to orient the panels properly and, if it makes sense, add batteries. Further inland, in Son Servera village, Sant Llorenç or Son Carrió, salt is no longer the issue and the installation is much like any other house in the Llevant.

Salt air and the easterly wind

On the seafront the air carries salt. We choose panels with the IEC 61701 salt-mist test on their datasheet, stainless fixings and a frame calculated for wind under the Spanish Building Code (CTE DB SE-AE). And we read the manufacturer's installation manual: it states how close to the sea the warranty still applies, and on what conditions.

In numbers

What a solar panel produces on Cala Millor bay

According to PVGIS, the European Commission's tool (queried on 7 October 2026, 35° south, 14 % losses), each kWp installed yields about 1,528 kWh a year in Cala Millor, 1,537 in Son Servera and 1,564 in Sant Llorenç. Palma, with the same calculation, gives 1,598.

The weak month on the coast is November, with 56 % of what July produces. For an apartment that fills up in summer that works well: peak production coincides with the months of most air conditioning and most people in the house.

The saving lies in what you use while the sun is producing. That's why we first look at your bills for the whole year, including the months when the house is shut, before saying how many panels.

Grants

IBI and grants: it depends which side of the line you're on

If the house is in Son Servera (Cala Bona, Costa dels Pins, the northern part of Cala Millor): the bylaw gives a 50 % IBI rebate for up to 4 periods, capped at €3,000 in total and at 50 % of the installation cost; you apply in January and February (art. 7, BOIB no. 152 of 21-11-2024).

If it is in Sant Llorenç des Cardassar (Sa Coma, the southern part of Cala Millor, Son Carrió): 50 % of the IBI for 5 tax years, on homes whose owner is registered as resident there (empadronado); the cap is what the installation cost minus any grants (art. 6.3, BOIB no. 175 of 28-12-2023). Neither town hall gives a rebate on the ICIO (building-works tax) for solar panels.

FOTOPAR 2027 opens from 26 January to 30 April 2027; you must apply before the work starts and it requires domicile in the Balearic Islands. Batteries can go through FACTOR 2026 (45 %, open until 28 February 2027), but not both grants for the same thing. For a hotel or a business the schemes are different: we'll tell you which one applies.

If it is paid for and finished in 2026, the income-tax deduction for self-consumption (DA 62ª) is 10 % (up to €500), or 20 % (up to €1,000) if the installation is on a residential building. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Cala Millor, in 3 steps

1

Bills and photos

With your electricity bills and photos of the roof we work out how many panels fit, what they would produce according to the typical year calculated by PVGIS and which town hall your house falls under.

2

Installation and legalisation

A frame calculated for wind, materials for a marine environment and legalisation of the self-consumption system (RD 244/2019) with its electrical installation certificate.

3

IBI and grants

We prepare the paperwork for the Son Servera or Sant Llorenç IBI rebate, each within its own deadline, and, with your authorisation, whichever grant is open.

Common questions

Frequently asked questions about solar panels in Cala Millor

My apartment is in Cala Millor: which town hall gives me the IBI rebate for solar panels?

The one whose municipality the property is in. Cala Millor is split between Son Servera, to the north, and Sant Llorenç des Cardassar, to the south, and your IBI bill tells you which. Son Servera gives 50 % for up to 4 periods, capped at €3,000, applied for in January and February (BOIB no. 152 of 21-11-2024); Sant Llorenç gives 50 % for 5 tax years on homes whose owner is registered as resident (BOIB no. 175 of 28-12-2023).

I have a holiday home in Sa Coma and I'm not registered as resident: do I get the IBI rebate?

Under the Sant Llorenç des Cardassar bylaw, most likely not: its 50 % rebate for 5 tax years requires the owner to be registered as resident in the home (art. 6.3, BOIB no. 175 of 28-12-2023). The panels still pay for themselves through what you no longer buy from the grid, but it's worth doing the sums without counting on the IBI.

Can my owners' association in Cala Millor put solar panels on the roof terrace?

Yes. For a building in Cala Millor, Spain's Horizontal Property Act (art. 17.1) allows renewable installations to be approved, shared or for a single owner, with the votes of one third of the owners representing one third of the shares. And if it is paid for and finished in 2026, the income-tax deduction for self-consumption on a residential building is 20 %, up to €1,000 per taxpayer.

Do solar panels produce less in Cala Millor than inland?

Slightly less, according to the typical year calculated by PVGIS (European Commission, queried on 7 October 2026): 1,528 kWh per kWp a year in Cala Millor against 1,537 in Son Servera village and 1,564 in Sant Llorenç, a difference of 2 % at most. The worst month on the bay is November, with 56 % of July. What really changes the numbers is the orientation of your roof and the shade from the buildings next door.

I live 50 metres from the sea in Cala Bona: will the panels stand up to the salt?

Yes, if they're chosen for it. On the Cala Bona seafront we ask for panels with the IEC 61701 salt-mist test on their datasheet, an aluminium frame with stainless fixings and a structure calculated for wind under the CTE DB SE-AE. And before choosing a brand we read its manual: each manufacturer states how close to the sea, and with what mounting, the warranty still applies.

Who legalises a solar installation in Son Servera or Sant Llorenç?

We do. We are an authorised low-voltage electrical installer: we sign the electrical installation certificate and register the self-consumption system under RD 244/2019 with the Govern de les Illes Balears, in Son Servera just as in Sant Llorenç. That gives you a legal installation and the papers the IBI rebate and the grants ask for.
