Air-conditioning an apartment in Cala Millor

The bay is made up of buildings three to six storeys high, with sea-view terraces and many owners who don't live here all year. That changes three things: the façade, the noise and how long the home stays shut.

The façade belongs to everyone

In a block, the façade and the roof are common elements. Spain's Horizontal Property Act (art. 7.1) requires that works don't alter the external configuration and that whoever represents the owners' association is told first. Many buildings on the bay have already set where outdoor units go: ask before choosing a spot.

The noise, on the next terrace

With terraces side by side, your neighbour's outdoor unit is your problem and yours is theirs. The Balearic noise pollution act, Law 1/2007, sets the limits, and each unit's datasheet gives its sound power: we check it before choosing and look for a bracket that doesn't pass vibration into the slab.

Months shut up by the sea

An apartment closed from October to May builds up damp. A unit with Wi-Fi can be switched on in dehumidifying mode before you arrive, and the outdoor unit, if possible, goes on the side that doesn't take the easterly wind head-on, so the salt doesn't eat the coil.

In numbers

What the data says about the coast

The nearest AEMET series with published normals is Palma airport: average relative humidity of 72 % over the year and 62-65 % in July and August (1981-2010). On the seafront, more. The RITE takes 45-60 % indoor humidity for summer: taking water out of the air is half of comfort, which is why we make sure the drain has a fall and doesn't hold water.

We fit inverter units because the compressor changes speed instead of starting and stopping, which is where the energy goes. For example, the General ASEH09KJCAL declares a SEER of 9.2 (A+++), a manufacturer test figure; we work with every brand. And according to IDAE, Spain's energy agency, each degree you don't ask of the machine saves around 7 %; for summer it recommends 26 °C.

Rules and grants

Worth knowing before you order it

Capacity doesn't come from a table: it is calculated from the thermal loads of each room, as the RITE requires. In a Cala Millor apartment, a large east- or south-facing window and a top floor under the roof weigh heavily.

There is no FACTOR grant for air-to-air units in homes: the 2026 call excludes them (BOIB no. 83 of 2-7-2026). If you're after heating, cooling and hot water with a grant, see heat pumps in Cala Millor.

Servicing: whatever the RITE sets (IT.3, table 3.1) or, if the manufacturer asks for more, the manufacturer's. By the sea, better not to stretch it.

How we work

How we do it in Cala Millor, in 3 steps

1

Your building's rules

Ask your property manager where outdoor units go in your building, then send us that plus photos of the rooms and the terrace.

2

Room-by-room sizing

We calculate each room's thermal loads, as the RITE requires, and choose a unit that is also kind to the neighbours in terms of noise.

3

A quiet installation

Anti-vibration mounts, vacuum and leak test of the circuit, and a tested drain so nothing drips onto the terrace below.

Common questions

Frequently asked questions about air conditioning in Cala Millor

Can I put the outdoor unit on the terrace of my apartment in Cala Millor?

It depends on your owners' association. In a Cala Millor building, the façade and the terrace that forms part of it are common elements: Spain's Horizontal Property Act (art. 7.1) requires that the external configuration isn't altered and that the president or the administrator is told first. Many buildings on the bay already set a spot (roof, light well, the terrace itself behind the railing). We give you the datasheet with its size and noise level to submit.

My neighbour in Sa Coma complains about the noise from my air conditioning: what do the rules say?

In Sa Coma, as everywhere in Mallorca, the Balearic noise pollution act (Law 1/2007) and the town hall's bylaw apply, setting day and night limits inside the neighbour's home. Each datasheet declares its noise: for example, the General ASEH09KJCAL outdoor unit gives 44 dB(A) in heating. What makes most noise is a bracket that passes on vibration or a dirty unit working too hard.

How much does it cost to put a split in an apartment in Cala Millor?

The price of an installed split en Cala Millor depends on capacity, pipe length, access to the outdoor unit, electrical work and brand. We reply within 24-48 hours on working days and, with photos and measurements, send you an itemised quote.

My apartment in Cala Bona is shut all winter: will the air conditioning help with the damp?

Yes. In Cala Bona average humidity in July and August is around 62-65 % according to AEMET's Palma airport series (1981-2010), and more by the sea. "Dry" mode takes water out of the air with little cooling, and with Wi-Fi you start it before you arrive. The RITE takes 45-60 % humidity as its summer comfort range.

How often should an air conditioner on the Cala Millor seafront be serviced?

Whichever is stricter, the regulations or your unit. The RITE (IT.3, table 3.1) sets for an air conditioner up to 12 kW a service every 4 years in homes and every 2 in other uses, such as a holiday apartment; if its gas charge brings it under the leak checks of Regulation (EU) 2024/573, that is added; and if the manufacturer asks for more, you do what it asks. In Cala Millor, because of the salt, it's best not to stretch it.

Do I have to replace my old air conditioner because of the F-gas regulation?

No. Regulation (EU) 2024/573 bans placing certain new equipment on the market (since 2025, single split systems with less than 3 kg of gas with a GWP of 750 or more), but your unit in Cala Millor can keep running and be repaired. Replacing it makes sense when the repair isn't worth it or when a modern inverter, such as one with a SEER of 9.2, saves enough.

Quality

We work with every brand
