The harbour front: a protected area
The escars and quays of Portocolom have been a Bien de Interés Cultural since 2023, with surroundings that reach the front-row façades without including them (BOE no. 55, 2-3-2024). Before fitting an outdoor unit on that façade we check whether it needs authorisation from the Island Heritage Commission (Balearic Heritage Act 12/1998, art. 37). Better in a patio, on the roof or on the back façade.
Apartments in owners' associations
The façade and the roof are common elements: Spain's Horizontal Property Act (art. 7.1) requires that the external configuration isn't altered and that the owners' association is told first. We give you the unit's datasheet with its size and noise level.
Villas towards the lighthouse
More floor space and more rooms: a multi-split or a ducted system with a single well-hidden outdoor unit usually works better than several machines on the façade.

Humidity, savings and data
The nearest AEMET series with published normals, Palma airport, gives relative humidity of 62-65 % in July and August and 72 % on average over the year (1981-2010); inside an enclosed bay, easily more. The RITE takes 45-60 % indoor humidity for summer, and the condensate drain needs a fall and must not hold water.
We fit inverter units because the compressor modulates instead of starting and stopping. For example, the General ASEH09KJCAL declares SEER 9.2 (A+++); we work with every brand. And IDAE, Spain's energy agency, calculates 7 % savings per degree; for summer it recommends 26 °C.

Capacity is calculated from the thermal loads of each room, as the RITE requires, not from a table.
Air-to-air air conditioning in homes is not covered by FACTOR 2026 (BOIB no. 83 of 2-7-2026). For heating, cooling and hot water with a grant, see heat pumps in Portocolom.
Servicing: whatever the RITE sets (IT.3, table 3.1) or, if the manufacturer asks for more, the manufacturer's. Next to the harbour, it's best not to stretch it.

Multi-split or ducted for a villa in Portocolom?
It depends on how many rooms there are and where the outdoor unit can go. In a Portocolom villa with three or four bedrooms, a multi-split or a ducted system with a single well-hidden outdoor unit avoids filling the house with machines. The RITE (IT.3, table 3.1) sets for an air conditioner up to 12 kW a service every 4 years in homes and every 2 in other uses, Regulation (EU) 2024/573 adds the leak checks if its gas charge requires them, and if the manufacturer asks for more, you do what it asks. Does the air conditioning in a Portocolom villa have to be registered?
It depends on capacity. The RITE (art. 15) requires documentation to be filed with the regional government for installations of 5 kW of thermal capacity or more: a technical report from 5 to 70 kW and a full design above 70 kW.
