Sewage treatment plants in Cala d'Or, for year-round and holiday villas

Cala d'Or is a group of coves split between two municipalities, with houses lived in all year and villas that open for the season. If yours is off the mains sewer, the wastewater is treated on the plot. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, commission it and prepare and sign the documents your architect or engineer asks for.

Cala d'Or: what to check before choosing the unit

Three public facts that change the treatment plant of a house in Cala d'Or.

Two town halls

The centre of Cala d'Or belongs to Santanyí, but Cala Ferrera and Cala Serena are in the municipality of Felanitx. For a new build on urban land with no mains sewer, the licence comes from the relevant town hall, which asks for proof of the prior notice given to the Balearic water authority, Recursos Hídrics (fourth transitional provision of the Balearic Urban Planning Act, Law 12/2017); from that notice there are two years at most for the responsible declaration to the DGRH (art. 70.5 of the Balearic Islands Water Plan, RD 49/2023).

The Prat de Porto Petro

Between Cala d'Or and Portopetro, the Water Plan's wetland catalogue lists the Prat de Porto Petro (code MAZH18). A villa with 12 population equivalents or more within 500 m needs prior authorisation, not just the responsible declaration. In that authorisation silence means no: if the DGRH does not answer, the answer is no.

How vulnerable the aquifer is

On the government's aquifer vulnerability map (IDEIB viewer), around Cala d'Or there are high-vulnerability zones next to moderate ones. In high vulnerability, the Water Plan only allows discharge to garden and also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14). It is the first thing we check with the plot's location, because it decides the unit.

What we do

What we do in Cala d'Or, plainly

  • A plant sized for August, not for the yearly average: extended aeration, new, CE-marked and EN 12566 (art. 70.14); on a GRAF one2clean, for example, with the Pack +C if the villa stays closed for months. We work with every brand. If use is so seasonal that treatment is not viable, the holding tank (art. 70.2).
  • The blower always powered: we do the electrics as an authorised low-voltage installation company, install and commission, so that when the house is shut the biology is not left without air.
  • Paperwork in Santanyí or in Felanitx, depending on whether it is the main resort or Cala Ferrera and Cala Serena; and near the Prat de Porto Petro, with 12 population equivalents or more, the prior authorisation. We prepare and sign it as the installation company, and your architect or engineer files it.
  • The pit is dug by your builder following what we give them in writing according to the manufacturer; the sludge, and the holding tank each time it fills, is emptied by an authorised waste management company (art. 70.7.f).
  • One service visit before you open the house, within the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean). We assist you in English, Spanish and German. We don't subcontract anyone.

The paperwork

Villas that close for the winter

If the house stands empty for weeks or months, the blower has to keep running: if the power is switched off when you leave, the bacteria die and on your return the plant does not treat. For that use, on a GRAF one2clean for example, the carbon-dosing module (Pack +C) is added, which feeds the biology while nobody is there. And we size the unit for the most people in August, not the yearly average; as a guideline equivalence, the Plan gives 1 population equivalent per bed (art. 70.8).

Where treatment is not viable because the use is very seasonal, the rules allow a holding tank (art. 70.2): it discharges nothing, but it has to be emptied completely each time it fills, by an authorised waste management company. If there is a garden, a treatment plant almost always works out better, and the water irrigates: 25 m² of garden per population equivalent (art. 70.12).

How we work

How we do it in Cala d'Or

1

Peak-season beds

Tell us how many people sleep in the house in August, whether it closes in winter and where the water will go, and send us photos and the location.

2

Prat, aquifer and town hall

We measure the distance to the Prat de Porto Petro, check whether the plot falls in high vulnerability and which town hall issues the licence; with that, the written quote.

3

Ready for the season

We install once the pit is as we gave it in writing, start the plant and hand over the signed documents.

Common questions

Frequently asked questions about sewage treatment plants in Cala d'Or

Does my house in Cala Ferrera file in Santanyí or in Felanitx?

In Felanitx: Cala Ferrera and Cala Serena belong to that municipality, while the centre of Cala d'Or belongs to Santanyí. It only matters for the building licence, which the town hall grants; the prior notice for a new build and the plant's responsible declaration always go to the government's Direcció General de Recursos Hídrics (art. 70.4 and 70.5 of the Balearic Islands Water Plan, RD 49/2023).

My villa near Portopetro sleeps 14. What do the rules require?

Three things from the Balearic Water Plan: within 500 m of the Prat de Porto Petro, a catalogued wetland, prior authorisation is needed; above 12 population equivalents, the performance check and the cleaning and sludge log are sent to the DGRH every year (art. 70.11); and the pre-treatment includes grease removal. In housing, the guideline equivalence in the Plan is 1 population equivalent per bed (art. 70.8).

What happens to the plant if I close the house from October to May?

In a holiday home it cannot be switched off: the blower has to keep pumping air or the bacteria die. For houses closed for months, the Pack +C is added to the GRAF one2clean, dosing carbon to the biology while nobody is there. And one service visit is best timed before you open: they are the ones the regulations require or, if the manufacturer asks for more, the manufacturer's.

Can the treated water soak away on my plot in Cala d'Or?

It depends on the plot. Soaking away through a trench or well always needs prior authorisation, and if the plot is in a high-vulnerability area of the aquifer (there are some around Cala d'Or), the rules only allow discharge to garden (art. 70.10, table 13). Irrigating the garden is the usual route, with 25 m² of garden per population equivalent (art. 70.12).

Can you help me in English or German with the plant at my house in Cala d'Or?

Yes, in English, Spanish and German, and we reply within 24-48 hours on working days. We explain in your language what each signature is for. To quote, we just need the location, the maximum number of beds, whether it is a holiday home, where the water will go and some photos of the drain outlet.

Who digs the hole for the plant on a plot in Cala d'Or?

Your builder in Cala d'Or: the excavation, the sand bed and backfill, the trenches and the inspection chambers. We first give you in writing how the pit must be left according to the manufacturer, and we supply the unit (EN 12566), fit it, do the electrics and commission it. We don't subcontract anyone.
