Sewage treatment plants in Felanitx, from Sant Salvador to Portocolom

Felanitx is a municipality of small villages and country houses (S'Horta, Cas Concos, Es Carritxó, Son Negre, Son Proenç) and of coast, with Portocolom and its coves. Where the mains sewer does not reach, the house's wastewater has to be treated on the plot. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it and prepare and sign the documents your architect or engineer asks for.

Felanitx inland and on the coast

The Balearic Islands Water Plan (RD 49/2023, art. 70) applies to the whole municipality, but inland Felanitx and its coast do not ask for the same thing.

Inland, over the Sant Salvador aquifer

The town and much of the countryside sit on the Sant Salvador groundwater body (1819M1), designated a nitrate vulnerable zone for agricultural nitrates (Decree 18/2023). The Balearic government also lists dozens of boreholes supplying the mains of Felanitx and its villages, each with its protection zones. So before deciding whether the water goes to irrigation or to a trench, we check the exact location of the house.

Portocolom and the torrent des Caló d'en Marçal

In Portocolom, the Water Plan's wetland catalogue lists the torrent des Caló d'en Marçal (code MAZH17). With 12 population equivalents or more within 500 m, prior authorisation is needed. And along the coast, the government's aquifer vulnerability map shows high vulnerability zones, where only discharge to garden is allowed and the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14).

The old cesspit

For a house with no mains sewer the rules only accept three solutions: an on-site treatment system, a holding tank, or natural treatment with a favourable report (art. 70.1). A cesspit is none of the three. If your house still has one, we replace it with a new treatment plant, and rainwater stays out, because it may not enter the plant (art. 70.7.d).

What we do

What we do in Felanitx, plainly

  • Goodbye to the cesspit: in its place, a new extended-aeration plant, approved, CE-marked and EN 12566 (art. 70.14), one of the three solutions the rules accept for a house with no mains sewer (art. 70.1). We work with every brand; for example, the GRAF one2clean.
  • Two separate networks: roof water stays out of the plant (art. 70.7.d). We install, connect and commission the unit, with the electrics done as an authorised low-voltage installation company.
  • The paperwork for the responsible declaration, below 12 population equivalents too (art. 70.4): purchase and installation, specifications, performance and maintenance plan. We sign it as the installation company, and your architect or engineer files it.
  • Digging and sludge, each to its own: your builder opens the pit with what we give them in writing according to the manufacturer, and an authorised waste management company empties the sludge (art. 70.7.f).
  • Service visits in S'Horta, Cas Concos or Portocolom: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean). We don't subcontract anyone.

The paperwork

Cala Ferrera and Cala Serena are Felanitx too

The Cala Ferrera and Cala Serena estates, next to Cala d'Or, belong to the municipality of Felanitx, as do Portocolom and Cala Marçal. For a new build on urban land with no mains sewer, the prior notice goes to the Balearic water authority, Recursos Hídrics, and it is what Felanitx town hall asks for before granting the licence (fourth transitional provision of the Balearic Urban Planning Act, Law 12/2017); from then there are two years at most to file the responsible declaration with the DGRH (art. 70.5).

The first option for the treated water is irrigating your plot, with at least 25 m² of garden per population equivalent (art. 70.12): 150 m² for a 6-bed house. We prepare and sign the technical documents as the installation company, and your architect or engineer files them.

How we work

How we do it in Felanitx

1

What the house has now

Photos of the cesspit or old tank, of the drain outlet and of the roof downpipes, the maximum beds, where the water will go and your email.

2

Inland or coast

In the countryside, over the Sant Salvador aquifer, we check the zones around the supply wells; in Portocolom, the torrent des Caló d'en Marçal and the high vulnerability along the coast. Then a written quote.

3

Swapped and signed

With the pit as we indicated, we fit the new plant in place of the cesspit, start it and hand over the signed documents.

Common questions

Frequently asked questions about sewage treatment plants in Felanitx

Which paper do I need for a treatment plant at a country house in Felanitx?

The responsible declaration to the Direcció General de Recursos Hídrics, once the plant is installed, also below 12 population equivalents (art. 70.4 of the Balearic Islands Water Plan, RD 49/2023). It includes proof of purchase and installation, the technical specifications, the performance and the maintenance plan. We prepare and sign it as the installation company; your engineer files it.

There is a public-supply well near my house in Felanitx. Does it matter?

Yes. The government publishes the boreholes supplying Felanitx and its villages in the IDEIB map viewer. Inside the strictest protection zone of one of those wells, the plant needs denitrification and disinfection (art. 70.10, table 13), and with 12 population equivalents or more inside the protection zone, prior authorisation is needed. We check it from the location before quoting.

Can the treated water go to a drainage trench in Portocolom?

Only with prior authorisation from the DGRH, and a drainage trench is kept for justified cases with a favourable report from the water authority. If the plot falls in high vulnerability (there are such zones along the Portocolom coast), the rules only allow discharge to garden (art. 70.10, table 13). Irrigating the garden is the usual route.

What do I do with the cesspit of an old house in Felanitx?

Replace it: the Balearic Water Plan only accepts a treatment plant, a holding tank or natural treatment with a favourable report (art. 70.1). We fit a new extended-aeration plant, approved to EN 12566 and CE-marked. Your builder digs the pit, to what we give in writing from the manufacturer.

Can rainwater from the roof go into the plant?

No: rainwater may not enter the treatment plant (art. 70.7.d of the Water Plan). If the roof and the bathrooms drain into the same pipe at your house in Felanitx, the two networks have to be separated before the unit is fitted, because a storm would wash out the bacteria and the plant would stop treating.

Do you reach Cas Concos, Son Negre and the Felanitx coves?

Yes, the whole municipality: Felanitx, S'Horta, Cas Concos, Es Carritxó, Son Negre, Son Proenç, Portocolom, Cala Marçal, Cala Ferrera and Cala Serena. We reply within 24-48 hours on working days, in English, Spanish or German, and we fit it ourselves: we don't subcontract anyone.
