What the energy performance certificate is

It is the document that rates the energy consumption of your home or premises and gives it a letter from A to G. That label is the one that has to appear in the sale or rental listing, and the one the notary will ask for when you sign.

It does not measure what you spend: it measures how the building behaves — envelope, windows, orientation and the heating, cooling and hot water equipment. That is why two identical houses can get different letters depending on what is installed inside.

In Mallorca most homes with a few years on them come out at E, F or G. It is not a disaster, but it is a signal: it almost always means the house is throwing money away on hot water or on heating and cooling.

Site visit and data collection

We visit the property and measure and record the envelope, the windows and the heating, cooling and hot water equipment that is actually there. Have the cadastral reference to hand.

Calculation and rating

We run the calculation with the official software and out comes the letter, plus the improvement measures that would raise the rating.

Issue and registration

We issue the certificate and register it officially in the Balearic Islands. We hand you the document and the label for your listing.

The difference

Having an installer do it has one big advantage

The certificate always ends with a list of recommended improvements. We do not leave them on paper: we install them.

From boiler to heat pump

This is what raises the letter most in a Mallorcan house: swapping oil or gas for a heat pump for heating, cooling and hot water.

Solar panels

Self-consumption improves the rating and cuts the bill from the first month. We look at it together with the available grants.

Hot water and climate control

Old water heaters, old split units or badly sized equipment penalise the letter. We look at it and tell you what is worth replacing and what is not.

The energy certificate is not the boletín

We get a lot of calls asking for one when what has been requested is the other. The difference is easy:

The energy certificate is about consumption

It is the A-to-G label and is used to sell or rent. It lasts ten years.

The boletín (CIE) is about the electrical installation

It certifies that the installation complies with the regulation and is used to contract electricity, increase power or change the holder. It is explained on electrical certificate in Mallorca.

FAQ about the energy performance certificate

When do I need the energy performance certificate?

Whenever you are going to sell or rent a home or business premises, and for new builds or major refurbishments. The notary and the property portal will ask for it, and the label has to appear in the listing.

What is the letter on the energy certificate?

It is the rating, from A to G, summarising the property's energy consumption and emissions. A is the best. In Mallorca most older homes come out at E, F or G, mainly because of insulation and the heating or hot water system.

What is needed to obtain it?

We visit the property, take measurements and details of the building envelope, windows and the heating, cooling and hot water equipment, and check what is actually installed. With that we run the calculation, issue the certificate and register it. Having the cadastral reference to hand helps a lot.

Is the energy certificate the same as the electrical certificate?

No. The energy certificate rates the building's consumption and is used to sell or rent. The electrical certificate (boletín) covers the electrical installation and is used to contract electricity, increase power or change the holder. We do both, but they are different documents.

How long is the energy certificate valid?

Ten years from registration, unless you carry out works that change the property's energy behaviour. If you replace windows, insulation or the heating and cooling system, it is worth redoing it because you will probably move up a letter.

Can you improve my property's rating?

Yes, and that is the advantage of having an installation company do it: the certificate includes recommended improvement measures, and we are the ones who carry them out. Replacing a boiler with a heat pump, fitting solar panels or improving the hot water system moves the letter up and genuinely lowers the bill.
