What the energy performance certificate is
It is the document that rates the energy consumption of your home or premises and gives it a letter from A to G. That label is the one that has to appear in the sale or rental listing. And when you sign, it goes with the contract: in a sale, the copy of the registered certificate and the label; in a rental, the label and the recommendations for use (Royal Decree 390/2021, art. 17).
It does not measure what you spend: it measures how the building behaves — envelope, windows, orientation and the heating, cooling and hot water equipment. That is why two identical houses can get different letters depending on what is installed inside.
In Mallorca most homes with a few years on them come out at E, F or G. It is not a disaster, but it is a signal: it almost always means the house is throwing money away on hot water or on heating and cooling.

Photos and details
You send us the cadastral reference and photos of the property and its equipment. Then, because the certificate requires checking what is actually there, the technician goes to measure and record the envelope, the windows and the heating, cooling and hot water equipment.

We run the calculation with the official software and out comes the letter, plus the improvement measures that would raise the rating.

Issue and registration
We issue the certificate and register it officially in the Balearic Islands. We hand you the document and the label for your listing.
The difference
Having an installer do it has one big advantage
The certificate always ends with a list of recommended improvements. We do not leave them on paper: we install them.
From boiler to heat pump
This is what raises the letter most in a Mallorcan house: swapping oil or gas for a heat pump for heating, cooling and hot water.
Solar panels
Self-consumption improves the rating and cuts the bill from the first month. We look at it together with the available grants.

The energy certificate is not the boletín
We get a lot of calls asking for one when what has been requested is the other. The difference is easy:
The energy certificate is about consumption
It is the A-to-G label and is used to sell or rent. It lasts ten years at most, or five if the rating is G (Royal Decree 390/2021, art. 13).
The boletín (CIE) is about the electrical installation
It certifies that the installation complies with the regulation and is used to contract electricity, increase power or legalise a renovation. It is explained on electrical certificate in Mallorca.

FAQ about the energy performance certificate
When do I need the energy performance certificate?
Royal Decree 390/2021 requires the energy rating to appear in advertising for a sale or rental. For a sale, a copy of the registered certificate and the label are attached to the contract; for a rental, the label is attached and the usage recommendations are delivered. In Mallorca, the certificate is filed electronically with the Balearic Government register.
What is the letter on the energy certificate?
The label shows two A-to-G scales: non-renewable primary energy consumption and CO₂ emissions; A is best and G is worst. The letter cannot be inferred from age alone: for a Mallorca property it is calculated from the actual envelope, orientation, windows, heating, cooling and hot-water systems.
What is needed to obtain it?
A competent assessor visits the Mallorca property and records the envelope, windows, heating, cooling and hot-water systems; the certificate must state the visit date and the checks carried out. It is then calculated, signed and filed electronically with the Balearic Government. The cadastral reference and documents for previous alterations help avoid assumptions.
Is the energy certificate the same as the electrical certificate?
No. The energy certificate is governed by Royal Decree 390/2021 and rates the building from A to G for cases including sale or rental. The electrical certificate or CIE is governed by the REBT and certifies the electrical installation; it may be needed for a new connection, a technical change or where the distributor can lawfully require it. In Mallorca they are separate procedures and registers.
How long is the energy certificate valid?
Article 13 of Royal Decree 390/2021 sets a maximum validity of 10 years, except for a G rating, whose maximum is 5. The owner must renew or update it under the conditions set by the autonomous community; in Mallorca this is handled through the Balearic Government. After replacing windows, insulation or HVAC, the rating can be recalculated, but a better letter is not assumed: it must be produced by the certification software.
Can you improve my property's rating?
The certificate must be signed by a competent assessor and includes improvement recommendations. JSL Mallorca can separately quote for work such as heat pumps, solar PV, insulation or hot-water upgrades. No single measure guarantees a higher letter or a fixed saving: scenarios are compared and, after the work, the property is recalculated using the actual data.
