What changes in Can Picafort
Three things set this resort apart from Santa Margalida village: almost everything is a shared building, many units work for guests rather than for the owner, and everything spends half the year shut up by the sea.
The outdoor unit, on a building that belongs to everyone
The façade and the flat roof are common elements. Spain's Horizontal Property Act (art. 7.1) requires that works don't alter the external configuration and that whoever represents the owners' association is told first. Many buildings in Can Picafort have already decided where outdoor units go: ask before choosing a spot and we'll give you the datasheet with size and noise level.
Hotel rooms and apartments that are let
When the air conditioning is in an establishment and not in your home, the RITE treats it as "other uses": a unit of up to 12 kW is serviced every 2 years instead of every 4 (IT.3, table 3.1), and if the manufacturer asks for more, whatever it asks. With twenty identical units, it pays to have it organised before opening.
Six months idle by the sea
After the winter, the outdoor coil has salt on it and the drain may be blocked. A service in April avoids the breakdown in the first hot week. And when installing, the outdoor unit goes, if possible, on the side that doesn't take the sea wind head-on.

Worth knowing before you order it
Capacity is calculated from the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1). In Can Picafort, the big window onto the bay, a top floor under the flat roof and how many people sleep in the apartment weigh heavily.
