Heat pumps in Can Picafort,
hot water without heating oil.

We're Joaquín and Juan. In Can Picafort and Son Bauló we install air-to-water heat pumps: one unit that gives you hot water, heating and, with fan coils, cooling. Here the big job is the hot water of a building that opens in spring and closes in autumn. RITE-registered thermal installer; we don't subcontract anyone.

What a heat pump has to deliver in a seasonal resort

In Can Picafort demand isn't that of a year-round home: it's lots of showers at once for six months and almost nothing for the other six. The system is designed for the May start-up as much as for August.

Hotels and holiday apartments: hot water and legionella

In a tourist establishment, hot water is a risk installation: Royal Decree 487/2022 (annexes III and IV) requires it to be stored at 60 °C and to reach the taps and the return above 50 °C, and requires it to be cleaned and disinfected after a shutdown of more than a month, which here means every winter. The heat pump is chosen to reach those temperatures, with its back-up for thermal disinfection. We explain it in full in legionella in hotels and holiday lets.

Owners' associations

If the building wants a shared hot-water system, or one owner wants their unit on the flat roof, the vote needed is the one for renewables: Spain's Horizontal Property Act (art. 17.1) names aerothermal systems (heat pumps) and requires one third of the owners representing one third of the shares.

Summer houses in Son Bauló

In a villa that opens in June, the heat pump replaces the electric water heater or the butane and, with fan coils, provides the cool air too; if there is underfloor heating, it is for heating. It is left programmed and you control it from your phone before you arrive.

Where the saving comes from

An electric water heater turns each kWh of electricity into one kWh of heat. A heat pump moves heat from the air: for example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 (official catalogue 2024-25), about 3.7 kWh of heat for every kWh of electricity on average. And in Can Picafort it works mostly in the mild months, which is when it performs best.

In a building with lots of showers, what saves most is the tank: properly sized, the unit heats in the middle of the day, with the warmest air and, if there are solar panels, with their electricity. Raising the water to 60 °C costs more than leaving it at 45 °C, which is why tank, unit and back-up are calculated together.

Grants

Heat pump grants in Can Picafort

FACTOR 2026 (Balearic Government): 70 % for individuals, counting at most €1,000/kWt (plus €450/kWt if a new distribution system, such as fan coils or underfloor heating, goes in too) and capped at €25,000 per installation. Open until 28 February 2027 or until the budget runs out; it requires a seasonal performance (SPF) above 2.5, doesn't cover air-to-air units in homes and requires domicile in the Balearic Islands, so a second home is usually left out. For a business the conditions change: we'll look at them with your case.

Santa Margalida's IBI (property tax) rebate is for solar energy, not heat pumps. If you add panels at the same time, see solar panels in Can Picafort.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Can Picafort, in 3 steps

1

Consumption and calendar

We look at how much hot water is used, how many beds there are and which months the building is open. The output comes from that demand and from the heat loads, as the RITE requires (IT 1.2.4.1.1).

2

Design and installation

Heat pump, tank and, where there are any, fan coils, and legalisation with the Industry department. In a tourist establishment, with the temperatures and records Royal Decree 487/2022 (annex III) requires.

3

Start-up and grant

We leave the system ready before the season and, if you qualify, file FACTOR 2026 with your authorisation.

Common questions

Frequently asked questions about heat pumps in Can Picafort

I reopen my apartments in Can Picafort in May: what do the legionella rules require of the hot water?

Royal Decree 487/2022 (annexes III and IV) requires the installation to be cleaned and disinfected after a shutdown of more than a month, before it is started up again, and in use to store water at 60 °C with more than 50 °C at taps and return. Holiday apartments are covered even if they are in a residential building, according to Spain's Ministry of Health. In Can Picafort, where everything closes all winter, the heat pump and its tank are designed with that start-up in mind.

Can a heat pump reach the 60 °C a hotel in Can Picafort needs?

Some units can, but the hotter the water the lower their efficiency, and thermal disinfection is done at 70 °C. Daikin, for example, explains in the user guide of its Altherma 3 R F that this disinfection relies on the backup heater. That's why in a Can Picafort hotel we calculate tank, unit and back-up together, so the backup heater works only as much as it has to.

Do I need the whole owners' association to put a heat pump on a building in Can Picafort?

No. Spain's Horizontal Property Act (art. 17.1) allows renewable systems, "including aerothermal" (heat pumps), shared or private, to be approved with one third of the owners representing one third of the shares. If the outdoor unit goes on the shared flat roof of your building in Can Picafort, that is the vote needed. We prepare the technical sheet and the proposal for the owners' meeting.

My house in Son Bauló is a holiday home: can I apply for the FACTOR grant?

Most likely not: FACTOR 2026 requires individuals to be domiciled in the Balearic Islands (BOIB no. 83 of 2-7-2026), and a holiday home in Son Bauló doesn't meet that. If you live here, it covers 70 %, counting at most €1,000/kWt and capped at €25,000 per installation, until 28 February 2027. Without the grant, the saving is still in what it no longer uses, and we work it out from your consumption.

Can a heat pump cool an apartment in Can Picafort?

Yes, with fan coils or ducts: the same heat pump that provides the hot water circulates chilled water in summer. Underfloor heating, if there is any, only heats: in Mallorca, with the humidity, a cold floor gets condensation. The RITE (IT 1.1.4.1.2) takes 23-25 °C with 45-60 % humidity as summer comfort, and in Can Picafort the fan coil also helps dry the sea air.

How often is a heat pump by the sea in Can Picafort serviced?

Servicing is whichever is stricter of the RITE (IT 3.3) and your unit's manufacturer's manual, plus the leak checks of Regulation (EU) 2024/573 (art. 5) if its gas charge brings it under them. In Can Picafort salt fouls the outdoor unit's coil, and a tourist establishment adds the checks of Royal Decree 487/2022. We put it in writing when we hand over the installation.
