Heat pumps in Mallorca
How a heat pump, COP and the multi-hybrid work, in detail.

We're Joaquín and Juan. In Port d'Alcúdia we install air-to-water heat pumps for what is most common here: apartment buildings, hotels and houses on the bay that need a lot of hot water, and cool air through fan coils. RITE-registered thermal installer, from design to legalisation. We don't subcontract anyone.

In the Port a heat pump is rarely one unit for one family. It's a plant room with tanks, a recirculation loop and a whole building showering at seven in the evening.
The heat pump works at its own pace and the tanks store the water for the peak hour. Properly sized, it heats in the middle of the day, with milder air and, if there are solar panels on the flat roof, with their electricity. The insulation of the pipes and the return matters as much as the unit: that is heat lost twenty-four hours a day.
In a hotel or a building of holiday apartments, Royal Decree 487/2022 (annex III) requires water to be stored at 60 °C and kept above 50 °C at taps and return. A heat pump is less efficient the hotter the water, so tank, unit and back-up for thermal disinfection are calculated together. It is explained in legionella in hotels, holiday lets and owners' associations.
Replacing the shared boiler with a heat pump doesn't need a unanimous vote: Spain's Horizontal Property Act (art. 17.1) includes aerothermal systems (heat pumps) among the renewables approved with one third of the owners representing one third of the shares.
In numbers
A boiler delivers a little less than the energy it burns, and an electric water heater one for one. A heat pump moves heat from the air: for example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 and a COP of up to 4.24 (official catalogue 2024-25). In a building that opens in the mild months, it works in its best range.
And there is a saving that doesn't depend on the unit: the return. A badly insulated recirculation loop heats the corridor instead of the water. When designing we look at insulation and balancing, because that is where part of the consumption goes without anyone seeing it.
Grants
FACTOR 2026 (Balearic Government): 70 % for individuals, counting at most €1,000/kWt (plus €450/kWt if a new distribution system, such as fan coils or underfloor heating, goes in too) and capped at €25,000 per installation. Open until 28 February 2027 or until the budget runs out; it requires a seasonal performance (SPF) above 2.5, doesn't cover air-to-air units in homes and requires domicile in the Balearic Islands, so a second home is usually left out. An owners' association or a business has its own conditions in the same call: we'll look at them with your case.
Alcúdia's IBI (property tax) rebate is for solar self-consumption, not heat pumps. If the flat roof has room for panels, see solar panels in Port d'Alcúdia.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
Beds or homes, months open, peak hours and what boiler or water heaters there are now. From that come the litres of storage and the output.
Heat pumps, tanks, insulated recirculation and controls, with the temperatures of Royal Decree 487/2022 (annex III), and legalisation with the Industry department under the RITE.
Controls checked with the building in use. Servicing: whatever the RITE (IT 3.3) requires or, if the manufacturer asks for more, the manufacturer's.

Common questions
Yes, with tanks that store the water for peak hours and a design made for the temperatures Royal Decree 487/2022 (annex III) requires: 60 °C in the storage tank and above 50 °C at taps and return. In a hotel in Port d'Alcúdia, which opens in the mild months, the heat pump performs well; the Daitsu Multi-Hybrid, for example, declares a SCOP of 3.72.
One third of the owners representing one third of the shares: Spain's Horizontal Property Act (art. 17.1) expressly includes aerothermal systems (heat pumps) among the renewable systems approved that way. For an owners' association in Port d'Alcúdia we prepare the technical report, the current consumption and what would change, so the owners' meeting can decide with figures.
Yes. Royal Decree 487/2022 leaves out installations used exclusively in a home (art. 3.2), but Spain's Ministry of Health makes clear that holiday apartments are covered even if they are in a residential building. In Port d'Alcúdia that means water stored at 60 °C, above 50 °C at taps and return, and cleaning and disinfection before reopening after a shutdown of more than a month.
For an individual, FACTOR 2026 requires domicile in the Balearic Islands (BOIB no. 83 of 2-7-2026), so a second home in Port d'Alcúdia is usually left out. If you live here, it covers 70 %, counting at most €1,000/kWt, plus €450/kWt with a new distribution system, and capped at €25,000 per installation, until 28 February 2027.
Yes, with fan coils: the heat pump that makes the hot water sends chilled water to the fan coils in summer. Underfloor heating, where there is any, heats and nothing more, because in Mallorca a cold floor gets condensation. The RITE (IT 1.1.4.1.2) takes 23-25 °C and 45-60 % humidity as summer comfort, and next to the bay of Alcúdia removing humidity is half of comfort.
Normally on the flat roof, which is a common element and needs the agreement of the owners' association. Installation manuals ask that the suction side isn't exposed to the wind and warn that on the coast salt shortens the life of the unit; Daikin, for example, recommends a baffle plate. In Port d'Alcúdia we look for the sheltered side and a mount that doesn't pass noise to the flat below.
Quality
We work with every brand; for example Panasonic (its Aquarea range), Daitsu, Daikin or Mitsubishi Electric. We choose the unit by the water temperature the building needs and its efficiency at that temperature.
