Solar panels in Mallorca
How self-consumption, batteries and payback work, in detail.

Port d'Alcúdia and the Platja are kilometres of apartment buildings, hotels and business premises that use electricity when the sun is strongest. We install solar panels and self-consumption systems, individual or shared among neighbours, on roofs all round the bay. We are an authorised low-voltage electrical installer: design, installation, legalisation and paperwork, with no middlemen.

In Alcúdia's old town the conversation is about the roof of a house. In the Port it's the flat roof of a building with forty owners, or the roof of a business that makes its turnover in five months. Who decides, and how it is shared out, changes.
RD 244/2019 (art. 4 and annex I) allows collective self-consumption: a single installation on the flat roof whose production is shared among the neighbours who sign up, with coefficients that are signed. To approve it, the votes of one third of the owners representing one third of the shares are enough (Spain's Horizontal Property Act, art. 17.1). It can also cover the lift, the stairwell lighting and the pool's filtration system.
A seasonal business uses electricity from May to October and at midday: air conditioning, kitchens, cold rooms, laundry. It's the consumption that matches solar panels best. Grants for homes are no use to it, but the saving is in the electricity it no longer buys; we look at the hour-by-hour consumption curve.
On the seafront, panels with the IEC 61701 salt-mist test and a frame calculated for wind (CTE DB SE-AE). To the south, already in Muro and sa Pobla, the s'Albufera natural park begins (Decree 4/1988), and above the Port stands the Puig de Sant Martí, an area of special natural interest under Law 1/1991. On urban land they change nothing; on a property on that edge, we check first.
In numbers
According to PVGIS (European Commission; a typical year calculated from satellite data, not a measurement; queried on 1 October 2026, facing south, 14 % losses), each kWp in Port d'Alcúdia yields about 1,538 kWh a year at 35° and 1,426 kWh at 10°, the usual tilt on a flat roof with ballast.
The figure that matters to a summer building is a different one: from June to September, each kWp yields 610 kWh at 35° and 629 kWh at 10°. With the panels lying almost flat, July rises from 166 to 178 kWh per kWp. What is lost is winter, when the building is closed.
The saving is the energy used at the moment it is produced. An owners' association with a pool, lift and garage has shared daytime consumption that can almost always be covered; the surplus is offset on the bill.
Grants
IBI (property tax): Alcúdia's bylaw gives a rebate of up to 50 % of the IBI for 3 tax years to homes that install solar self-consumption. You apply before 31 March and each year has a limit set by the bylaw itself (art. 7.5, BOIB no. 6 of 2025). On the ICIO (construction tax), Alcúdia has no rebate for solar panels.
FOTOPAR 2027 opens from 26 January to 30 April 2027 (the 2026 call closed on 30 April); you must apply before the work starts and it requires domicile in the Balearic Islands: with a second home you normally won't qualify. Batteries can go through FACTOR 2026 (45 %, open until 28 February 2027), but not both grants for the same thing.
If it is paid for and finished in 2026, the income-tax (IRPF) deduction for self-consumption (62nd additional provision of the Income Tax Act, Ley 35/2006) is 10 % (up to €500), or 20 % (up to €1,000) if the installation is on a residential building. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
With the bills of the building or the business and photos of the roof we work out what fits, what it produces in season according to PVGIS and how to share it out.
A proposal for the owners' meeting if it's an owners' association; then a frame calculated for wind, materials for a marine environment and legalisation of the self-consumption system, individual or collective (RD 244/2019, art. 4 and annex I).
We prepare the documents for Alcúdia's IBI rebate so you can apply before 31 March and, with your authorisation, whichever grant is open.

Common questions
Through collective self-consumption under RD 244/2019 (art. 4 and annex I): a single installation on the flat roof and a sharing agreement with coefficients signed by the neighbours who take part. To approve it, one third of the owners representing one third of the shares is enough (Spain's Horizontal Property Act, art. 17.1). In a building in Port d'Alcúdia it can also cover the shared lift and pool.
According to the typical year calculated by PVGIS (European Commission, queried on 1 October 2026), from June to September each kWp in Port d'Alcúdia yields about 610 kWh with the panels at 35° and 629 kWh at 10°; in July, 166 and 178 kWh. Over the whole year it is 1,538 and 1,426 kWh. On the flat roof of a building that only opens in season, panels lying almost flat give more just when the electricity is used.
They usually are, because a restaurant's consumption in Port d'Alcúdia (cold rooms, kitchen, air conditioning) coincides with the hours of sun and with the months of highest production: from May to October you get 57 % of the year's energy with panels at 35° and 62 % at 10°, according to PVGIS. FOTOPAR is for private individuals' homes, so the sums are done without that grant.
Up to 50 % of the IBI for 3 tax years on homes that install solar self-consumption, with a yearly limit set by the bylaw; you apply before 31 March (art. 7.5, BOIB no. 6 of 2025). It applies in Port d'Alcúdia just as in the town. On the construction tax, Alcúdia has no rebate for solar panels (ICIO bylaw, BOIB no. 172 of 2015).
Normally not. FOTOPAR 2027 opens from 26 January to 30 April 2027 (BOIB no. 171 of 25-12-2025) and requires individuals to be domiciled in the Balearic Islands, as does FACTOR 2026. Alcúdia's IBI rebate, on the other hand, goes with the home. With a second home in Port d'Alcúdia we do the sums with the saving on the bill alone.
Yes, if they're well chosen. A panel's resistance to salt mist is certified under the IEC 61701 standard; LONGi, for example, publishes for its Hi-MO 6 a 1,000-hour test in 5 % salt-water mist at 35 °C. In Port d'Alcúdia we fit stainless fixings and a frame calculated for wind (CTE DB SE-AE), and check what each manufacturer's warranty says about distance from the sea.
Quality
We work with every brand; for example LONGi or JA Solar panels with Huawei or Fronius inverters and Huawei or BYD batteries, checking their datasheet for marine environments.
