Solar panels · Can Picafort

Solar panels in Can Picafort,
for the whole season.

Can Picafort lives from May to October: apartment blocks, hotels and summer houses about ten kilometres from Santa Margalida village. We install solar panels and self-consumption systems on flat roofs, villas in Son Bauló and businesses on the promenade, with those months in mind. We are an authorised low-voltage electrical installer: design, installation, legalisation and paperwork, with no middlemen.

Can Picafort: flat roofs, the sea in front and a long season

Hardly anyone here has a south-facing tiled roof: what you find are the flat roofs of three- or four-storey buildings, a few metres from the sea. That changes how the panels are fitted, who decides to fit them and which materials last.

The flat roof of an apartment building

The roof belongs to all the owners, but a unanimous vote isn't needed: Spain's Horizontal Property Act (art. 17.1) lets owners approve a renewable installation, shared or for a single owner, with one third of the owners representing one third of the shares. If it is for the whole building, collective self-consumption under RD 244/2019 (art. 4 and annex I) shares the production among the neighbours using coefficients that are agreed and signed.

Panels almost flat, on ballast

On a flat roof facing the sea the panels usually go at a low tilt on concrete ballast, without drilling through the waterproofing. The frame is calculated for wind under the Spanish Building Code (CTE DB SE-AE) and the added weight is checked against the roof. And as the numbers below show, at 10° you lose winter but not the season.

The seafront, Son Bauló and Son Real

Near the water we ask for panels with the IEC 61701 salt-mist test on their datasheet and stainless fixings. On the seafront the protection easement of the Coastal Act (Ley 22/1988) also applies: 100 m from the shoreline, reduced to 20 m where the land was already urban when the Act came into force in 1988. In buildings put up with a licence before the Act that fall inside it, repair, improvement and modernisation works are allowed as long as they don't increase volume, height or floor area. And beyond Son Bauló begins the public estate of Son Real, which since 2023 has been part of the Llevant Peninsula natural park: on that edge, before designing we check what kind of land it is.

In numbers

What a solar panel produces in Can Picafort, at 35° and at 10°

According to PVGIS, the European Commission's tool (a typical year calculated from satellite data, not a measurement; queried on 1 October 2026, facing south, 14 % losses), each kWp in Can Picafort yields about 1,525 kWh a year with the panels at 35° and about 1,412 kWh at 10°, which is how they usually sit on a flat roof with ballast: 7 % less over the year.

But that 7 % is lost in winter. From May to October, each kWp yields 866 kWh at 35° and 873 kWh at 10°: the same. From November to February, 384 against 283. For a building that fills up in season, panels lying almost flat produce just as much when it's needed, catch less wind and can't be seen from the street.

The saving lies in what is used while the sun is producing: air conditioning, kitchens, laundry, the pool's filtration system. That's why we ask for the bills for the whole year, including the months when the building is shut.

Grants

IBI, ICIO and grants in Can Picafort (Santa Margalida)

IBI (property tax): Can Picafort is part of the municipality of Santa Margalida, whose bylaw gives a rebate of between 10 % and 50 % depending on the installed capacity. In an apartment building the 50 % applies from 3 kW (in a single-family house, from 5 kW), for 3 periods, and you apply within 3 months of the installation (art. 15.6, BOIB no. 122 of 17-09-2022). The town hall has provisionally approved an amendment (BOIB no. 111 of 05-09-2026): we'll tell you which version is in force when you apply.

ICIO (construction tax): 95 % of the tax on the cost of the solar part (art. 5.3, BOIB no. 186 of 13-12-2011).

FOTOPAR 2027 opens from 26 January to 30 April 2027 (the 2026 call closed on 30 April); you must apply before the work starts and it requires domicile in the Balearic Islands: with a second home you normally won't qualify. Batteries can go through FACTOR 2026 (45 %, open until 28 February 2027), but not both grants for the same thing. A hotel or a business goes through other schemes: we'll tell you which one applies.

If it is paid for and finished in 2026, the income-tax (IRPF) deduction for self-consumption (62nd additional provision of the Income Tax Act, Ley 35/2006) is 10 % (up to €500), or 20 % (up to €1,000) if the installation is on a residential building. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Can Picafort, in 3 steps

1

Bills and roof

With the year's electricity bills and photos of the flat roof we work out how many panels fit, what they would produce from May to October according to PVGIS and how much weight they add to the roof.

2

Agreement and installation

If it's an owners' association, we prepare the proposal for the owners' meeting. Then a ballasted frame calculated for wind, materials for a marine environment and legalisation of the self-consumption system (RD 244/2019).

3

IBI, ICIO and grants

We prepare the paperwork for the ICIO and for Santa Margalida's IBI rebate, which you apply for within 3 months, and, with your authorisation, whichever grant is open.

Common questions

Frequently asked questions about solar panels in Can Picafort

How much do solar panels produce on a flat roof in Can Picafort if they lie almost flat?

According to the typical year calculated by PVGIS (European Commission, queried on 1 October 2026), in Can Picafort each kWp yields about 1,412 kWh a year with the panels at 10°, against 1,525 kWh at 35°: 7 % less. The difference is in winter: from May to October they give 873 and 866 kWh, practically the same. In a seasonal building, the low tilt costs no production while it's open.

Can my owners' association in Can Picafort install solar panels without everyone agreeing?

Yes. In a Can Picafort building, the votes of one third of the owners representing one third of the shares are enough to approve a renewable installation, shared or private (Spain's Horizontal Property Act, art. 17.1). If it is collective, RD 244/2019 (art. 4 and annex I) allows the energy to be shared among the neighbours with agreed coefficients. We prepare the figures per flat for the owners' meeting.

What IBI rebate does an apartment building in Can Picafort get?

Santa Margalida's, which is its town hall: between 10 % and 50 % depending on capacity, and in an apartment building 50 % from 3 kW, for 3 periods; you apply within 3 months of the installation (art. 15.6, BOIB no. 122 of 17-09-2022). There is an amendment approved only provisionally (BOIB no. 111 of 05-09-2026), so in Can Picafort we confirm which one is in force before applying.

I have a seasonal hotel in Can Picafort: are solar panels a good fit?

They fit well, because in Can Picafort production and occupancy coincide: according to PVGIS, from May to October one kWp yields about 870 kWh, 57 % of the year with panels at 35° and 62 % with panels at 10°. The FOTOPAR grant is for private individuals' homes, so a hotel goes through other schemes. We look at your hour-by-hour consumption curve before saying how many panels.

My apartment is on the Can Picafort seafront: does the Coastal Act set any limit?

The Coastal Act (Ley 22/1988) sets a protection easement of 100 m from the shoreline (art. 23.1), reduced to 20 m where the land was already urban when the Act came into force in 1988 (third transitional provision). In buildings put up with a licence before the Act that fall inside it, repair, improvement, consolidation and modernisation works are allowed as long as they don't increase volume, height or floor area (fourth transitional provision), under the conditions it sets, including better energy efficiency. Every building is its own case: with the address or the cadastral reference we check which zone it falls in before designing.

Will the panels stand up to the salt 50 metres from the beach in Can Picafort?

Yes, if they're chosen for it. The IEC 61701 standard tests modules in salt mist; LONGi, for example, publishes for its Hi-MO 6 a 1,000-hour test in 5 % salt-water mist at 35 °C. In Can Picafort we add stainless fixings and a frame calculated for wind (CTE DB SE-AE), and we read in each manufacturer's manual how close to the sea the warranty still applies.
